Godrej Kukatpally Review: Is KPHB Worth ₹4 Crore+?

Anyone seeing the buzz around this new Godrej launch in Kukatpally? I think the name is Godrej Regal Pavilion or Brooklyn Avenue, brokers are calling it different things. They bought this 7.8 acre plot from the housing board for some insane amount, like 500+ crores, and now the pre-launch hype is just starting.


Honestly, I'm so confused about the pricing happening in Hyderabad lately. They are saying it starts around ₹2.1 Crore or ₹2.2 Crore for a 3 BHK, and if you want the bigger 4 BHK it goes all the way up to ₹4 Crore plus. Is Kukatpally really a ₹4 Crore locality now? I mean, it’s a proper established area with LuLu Mall and Metro right there, but the traffic on that NH-65 stretch is already a nightmare. I can't even imagine what happens when 1,400 new families move into these huge 46-floor towers.


My office colleague was saying Godrej is a big national brand so construction quality will be top-notch, but then someone else said their RERA approval is still awaited or just coming in, and the possession is far away—like December 2030 or 2031. Waiting 5 or 6 years while paying EMIs sounds super risky to me, not sure though.

Here is a quick look at what the brokers are circulating, just putting it down based on what I saw in a couple of YouTube videos and forum threads:


A massive new high-rise project by Godrej Properties coming up in the KPHB-Kukatpally area. It’s got a lot of hype because it's a premium brand entering an old, crowded retail hub, promising luxury living but with a long waiting timeline.


Land Area: Around 7.8 Acres

Structure: 2 massive towers, 4 Basements + Ground + 45 or 46 Floors

Total Units: Roughly 1,400 apartments

Open Space: They claim 75% open area, but it's high-rise so everything is vertical

Configurations: Only 3 BHK and 4 BHK flats

3 BHK Premium (1600 - 2100 sq.ft.): Starts from ₹2.10 Cr to ₹3.00 Cr

4 BHK Luxe (approx 3200 sq.ft.): Going up to ₹3.45 Cr - ₹4.38 Cr


Note: This is just the base price I think, floor rises and amenities charges will be extra as usual.

Godrej Properties. They are a big Pan-India developer, but they are relatively newer to the Hyderabad market compared to local giants like My Home or Aparna. They recently did projects in Kokapet and Rajendranagar too.


Brokers are hyping it up saying it will give great appreciation because it's close to the IT corridor. But since the entry price is already so high (almost ₹13,000+ per sq.ft. if you calculate), I don't know how much room is left for profit. Seems more like an end-user property than an investor game, maybe I'm wrong.


It is located near KPHB, close to JNTU and the metro station. While the location is great for shopping and schools, the ground reality is that the roads are always jammed. The flyover work nearby helps a bit, but during peak office hours, the commute towards HITEC City or Gachibowli is just brutal. Plus, water tankers are already a common sight in Kukatpally during summers, so tracking the municipal water connection here is important.


RERA Status: Awaiting / Applied.

Don't book anything until the official RERA registration number is out on the Telangana website, that’s standard rule.

I don't know... on one hand, it's Godrej, so you feel safe about the land title. On the other hand, paying 2.5 crores to live in the middle of Kukatpally traffic and waiting till 2030 for possession? Just thinking out loud. Anyone else looking at this project?
