Aparna Kanopy series resale value data from actual transactions

I’m tracking resale prices across the various Aparna Kanopy projects (like Yellow Bells, Marigold, and Tulip) out in the Kompally / Gundlapochampally township area to map long-term appreciation trends. Looking at recent real-world data points, a standard 2BHK in Kanopy Yellow Bells (approx 1294 sqft) that was purchased close to launch is now commanding resale quotes around 82L to 87L.Does anyone here have recent, verified transaction numbers or registration data points for the older Marigold or Tulip phases? I'm trying to build a clean comparative spreadsheet for this specific North Hyderabad pocket to see if the newer phases are matching the township's historical growth pace or seeing slower demand.

Are there any verified numbers for Kanopy Jasmine or Lotus Court? Those were among the earliest high-density phases in the township.

@Gowthammathur Lotus Court 2BHKs (around 1200 sqft) are transacting around 58L to 63L depending on floor and interior condition.

@Gowthammathur That comes out to ~₹5,000/sqft. Extremely attractive entry point for first-time home buyers in North Hyderabad.

@Gowthammathur Yes, but factor in 2-3 Lakhs for minor bathroom renovation and repainting if buying in Lotus or Jasmine.

If you compare Aparna Kanopy township with standalone apartments in main Kompally, Kanopy offers much better gated community security and greenery, but it is 3-4 km inside from NH44.

@Saikumar09 That distance from NH44 used to be a drawback in 2018, but with the ORR Growth Corridor and Kandlakoya IT Park development, being near Gundlapochampally ORR exit is actually an advantage now.

@Saikumar09 Spot on. Commuting to Financial District or Gachibowli takes 35-40 mins flat via ORR from Exit 6.

@Saikumar09 That's why tech employees working in IT corridors who want 3BHKs under 1.2Cr are targeting Kanopy series.

In Kanopy Tulip (the older phase handed over around 2018-19), recent registered transactions are happening around ₹5,200 to ₹5,600 per sqft all-inclusive. A 1250 sqft 2BHK recently got registered at 68 Lakhs in June.

@Vijayraj91 That 68L number for Tulip is realistic because the amenities are slightly older compared to Yellow Bells. But rental demand is super consistent due to students and staff from Mahindra University nearby.

@Vijayraj91 Exactly. Rental yield in Tulip is around 3.5% currently. Owners are easily getting 22k to 25k per month for a semi-furnished 2BHK.

For Kanopy Marigold, registered values are hovering between ₹6,200 and ₹6,500 per sqft. A 3BHK of 1790 sqft was sold last month for around 1.15 Crores including basic interior woodwork.

@Deepakprop21 1.15Cr for 1790 sqft in Marigold is fair. Marigold has better layout designs and slightly wider internal township roads compared to Lotus and Tulip.

@Deepakprop21 Yes, but remember that buyer is also paying 7.5% registration plus transfer charges. On-paper transaction value was recorded near 98 Lakhs to optimize stamp duty.

@Deepakprop21 True, registration circle rates in Gundlapochampally village limits went up recently, narrowing the gap between market value and govt rate.

Comparing Yellow Bells (quoting 82L-87L for 1294 sqft) with older phases clearly shows a 15-20% premium for newer construction. People prefer Yellow Bells for the updated clubhouse and fresh exterior condition.

@Kiran_vamshi That premium will bridge once Yellow Bells turns 5 years old. The core township infrastructure, water supply, and ORR Exit 6 connectivity remain identical for all phases.

@Kiran_vamshi Agreed, but end-users buying with bank loans prefer newer phases because bank valuations match the 85L price tag easily without shortfall.
