Saw both these flyers floating around for the big parcels near KPHB/Moosapet. Candeur is huge, Like 26 acres and nearly 4k flats. Then Godrej is doing this "Brooklyn" theme thing with G+45 towers. Candeur feels like a massive township but I’m worried about the density. 140 flats per acre? That Moosapet-Kukatpally road is already a nightmare during office hours. On the other side, Godrej is asking for 10-20L EOI cheques and RERA isn't even out yet. 2030 possession feels like a lifetime away. Anyone else looking at these? Is it worth waiting for Godrej brand or is Candeur better because the density is "lower" (if you can call 3700 flats low lol)?
Anyone seeing the buzz around this new Godrej launch in Kukatpally? I think the name is Godrej Regal Pavilion or Brooklyn Avenue, brokers are calling it different things. They bought this 7.8 acre plot from the housing board for some insane amount, like 500+ crores, and now the pre-launch hype is just starting. Honestly, I'm so confused about the pricing happening in Hyderabad lately. They are saying it starts around ₹2.1 Crore or ₹2.2 Crore for a 3 BHK, and if you want the bigger 4 BHK it goes all the way up to ₹4 Crore plus. Is Kukatpally really a ₹4 Crore locality now? I mean, it’s a proper established area with LuLu Mall and Metro right there, but the traffic on that NH-65 stretch is already a nightmare. I can't even imagine what happens when 1,400 new families move into these huge 46-floor towers. My office colleague was saying Godrej is a big national brand so construction quality will be top-notch, but then someone else said their RERA approval is still awaited or just coming in, and the possession is far away—like December 2030 or 2031. Waiting 5 or 6 years while paying EMIs sounds super risky to me, not sure though. Here is a quick look at what the brokers are circulating, just putting it down based on what I saw in a couple of YouTube videos and forum threads: A massive new high-rise project by Godrej Properties coming up in the KPHB-Kukatpally area. It’s got a lot of hype because it's a premium brand entering an old, crowded retail hub, promising luxury living but with a long waiting timeline. Land Area: Around 7.8 Acres Structure: 2 massive towers, 4 Basements + Ground + 45 or 46 Floors Total Units: Roughly 1,400 apartments Open Space: They claim 75% open area, but it's high-rise so everything is vertical Configurations: Only 3 BHK and 4 BHK flats 3 BHK Premium (1600 - 2100 sq.ft.): Starts from ₹2.10 Cr to ₹3.00 Cr 4 BHK Luxe (approx 3200 sq.ft.): Going up to ₹3.45 Cr - ₹4.38 Cr Note: This is just the base price I think, floor rises and amenities charges will be extra as usual. Godrej Properties. They are a big Pan-India developer, but they are relatively newer to the Hyderabad market compared to local giants like My Home or Aparna. They recently did projects in Kokapet and Rajendranagar too. Brokers are hyping it up saying it will give great appreciation because it's close to the IT corridor. But since the entry price is already so high (almost ₹13,000+ per sq.ft. if you calculate), I don't know how much room is left for profit. Seems more like an end-user property than an investor game, maybe I'm wrong. It is located near KPHB, close to JNTU and the metro station. While the location is great for shopping and schools, the ground reality is that the roads are always jammed. The flyover work nearby helps a bit, but during peak office hours, the commute towards HITEC City or Gachibowli is just brutal. Plus, water tankers are already a common sight in Kukatpally during summers, so tracking the municipal water connection here is important. RERA Status: Awaiting / Applied. Don't book anything until the official RERA registration number is out on the Telangana website, that’s standard rule. I don't know... on one hand, it's Godrej, so you feel safe about the land title. On the other hand, paying 2.5 crores to live in the middle of Kukatpally traffic and waiting till 2030 for possession? Just thinking out loud. Anyone else looking at this project?
Godrej Kukatpally New High-Rise Proposal: Just saw some news about Godrej finally coming to KPHB with a big "ultra-luxury" project. Looks like it’s going to be huge towers, maybe 45 floors or something. They’re calling it a Brooklyn theme? Not sure what that means for us here, but it's definitely high-end stuff. Expected Configuration:- Area - around 7.8 acres Units - maybe 1400 flats Towers - 2 massive high-rises Floors - G+45 Sizes - 3 BHK (1600-2100 sq.ft.) and 4 BHK with maid room (3000+ sq.ft.) Price - starts around 2.11 Cr it seems What stands out is the scale of the towers. 45 floors is no joke. Even with 7.8 acres, 1400 units feels like a lot of people sharing one gate. Kukatpally is already so packed, first thing that comes to mind is the morning traffic near the metro and that Forum mall stretch. Location wise, it's pretty prime. 5 mins to the metro and very close to Hitech City, so IT folks might jump on it. End-users who want the "Godrej" brand will probably like the amenities, they’re talking about a 72,000 sq.ft. clubhouse and 75% open space. But at the same time, the price is quite steep for this area. The booking part is what’s confusing me. They are taking EOI cheques, 10L to 20L depending on the size, and people are saying they might be non-refundable? And RERA isn't even here until mid-2026? Possession is also way out in 2030. That’s a long wait. It’ll be interesting to see if people go for it. Some might see it as a safe bet because of the big builder name. Others might think 2 Crore plus is too much when you have to wait 4-5 years just to move in. That’s the part I’m not able to figure out.
Candeur Kukatpally New High-Rise Proposal: Just saw this image/post going around about Candeur filing preliminary approvals for a big residential project in Kukatpally through a JDA with GOCL Corporation / Squarespace Builders. Looks like it is still at MoEF stage, so probably very early. Expected Configuration:- Area - 26.6 acres Units - around 3721 flats Towers - 17 towers Floors - G+20 to G+26 Density - around 140 flats per acre What stands out is the scale. 3721 flats is huge, even if 26.6 acres is also a big parcel. Kukatpally is already busy enough, so first thing that comes to mind is traffic and overall crowding. Location wise, this is not some far-off growth area story. Kukatpally already has metro access, city connectivity, and everything nearby, so end-users may like that. But same time, congestion there is real. Big gated project sounds nice, but once this many flats come in, road situation becomes the actual question. Candeur name is known enough now, but this side it will be interesting to see how people react. Some may see it as rare large supply in an established area. Others may just feel 3721 units is too much for Kukatpally itself. That’s the part I’m not able to figure out.
I’ve noticed more people using mobile apps to search for properties instead of traditional brokers or websites. Features like location filters, virtual tours, price comparison, and direct chat with agents seem really helpful. For those who have used real estate apps: Which apps do you recommend? Are the listings accurate and updated? Do you think these apps actually make property buying easier? Would love to hear your experiences and suggestions.
Came to know about Candeur launching a 27-acre mega project in Kukatpally on GOCL/IDL land. Positioning is premium landowner-share with 3-5 BHK + duplexes. Specs floating around: Apts: 1550-2200 sft Duplexes: 3000-4300 sft Big pitch: 7-acre central garden Pricing being quoted (this is the part I’m trying to sanity-check): Rs5,399/sft all-in if 100% OTP (+ PLC) Rs8,499/sft if loan route Also, NOC/approvals still pending, so it’s clearly early-stage = discount vibe but also delay risk (and Kukatpally launches are famous for paperwork/registration dragging). Anyone here with real info? Candeur delivered quality/maintenance experience? Any catch in the OTP rate (PLC/floor rise/hidden charges later)? GOCL/IDL land title/registration history smooth or slow?
