Godrej launching new luxury project in Kukatpally

Godrej Kukatpally New High-Rise Proposal: Just saw some news about Godrej finally coming to KPHB with a big "ultra-luxury" project. Looks like it’s going to be huge towers, maybe 45 floors or something. They’re calling it a Brooklyn theme? Not sure what that means for us here, but it's definitely high-end stuff.

Expected Configuration:- Area - around 7.8 acres Units - maybe 1400 flats Towers - 2 massive high-rises Floors - G+45 Sizes - 3 BHK (1600-2100 sq.ft.) and 4 BHK with maid room (3000+ sq.ft.) Price - starts around 2.11 Cr it seems

What stands out is the scale of the towers. 45 floors is no joke. Even with 7.8 acres, 1400 units feels like a lot of people sharing one gate. Kukatpally is already so packed, first thing that comes to mind is the morning traffic near the metro and that Forum mall stretch.

Location wise, it's pretty prime. 5 mins to the metro and very close to Hitech City, so IT folks might jump on it. End-users who want the "Godrej" brand will probably like the amenities, they’re talking about a 72,000 sq.ft. clubhouse and 75% open space. But at the same time, the price is quite steep for this area.

The booking part is what’s confusing me. They are taking EOI cheques, 10L to 20L depending on the size, and people are saying they might be non-refundable? And RERA isn't even here until mid-2026? Possession is also way out in 2030. That’s a long wait.

It’ll be interesting to see if people go for it. Some might see it as a safe bet because of the big builder name. Others might think 2 Crore plus is too much when you have to wait 4-5 years just to move in. That’s the part I’m not able to figure out.

Actually my friend booked in their previous project and he says the quality is good. Brand name matters because at least they won't run away with the money like some local builders. 2.11 Cr sounds high but look at Neopolis or Kokapet prices... everything is touching 10k-12k per sft now. At least here you have the metro nearby.

Bro, 75% open space is fine on paper but with 45 floors, the density is very high. Just standing in the lift will take 10 minutes in the morning. And that price point... 2 Cr plus for a 3BHK in a crowded area like Kukatpally? Maybe I'm wrong, but feels like people are just buying the name.

Wait, 1400 flats in 7 acres? That sounds like a lot of people. I live nearby and the traffic near that mall is already a nightmare. Imagine 1000 more cars coming out of one gate at 9 AM. I don’t think the roads can handle it honestly. Godrej is a big name and all, but even they can't fix the Kukatpally traffic.

Exactly what I was thinking. One gate for so many people is just asking for a jam. My office is in Mindspace and it already takes 40 mins from KPHB sometimes.

People keep buying these high-rises but where is the water? KPHB is already struggling. 45 floors means they'll need some serious motor power and tankers every day.
