Candeur vs Godrej launches in Kukatpally

Saw both these flyers floating around for the big parcels near KPHB/Moosapet. Candeur is huge, Like 26 acres and nearly 4k flats. Then Godrej is doing this "Brooklyn" theme thing with G+45 towers.

Candeur feels like a massive township but I’m worried about the density. 140 flats per acre? That Moosapet-Kukatpally road is already a nightmare during office hours. On the other side, Godrej is asking for 10-20L EOI cheques and RERA isn't even out yet. 2030 possession feels like a lifetime away.

Anyone else looking at these? Is it worth waiting for Godrej brand or is Candeur better because the density is "lower" (if you can call 3700 flats low lol)?

Honestly, 2030 for Godrej is a long play. By then the metro phase 2 might actually be working, but 2 Cr for a 3BHK in KPHB feels steep today. Also that "Brooklyn theme" is just marketing... it'll probably just be red bricks on the clubhouse and some fancy streetlights.

Exactly my thought. Broker was saying 75% open space, but when you have 1400 families in 2 towers, the lifts are going to be a struggle.

My office colleague was saying Candeur land is actually the old IDL/GOCL land. It’s a huge bit. If they develop it properly with wide internal roads, it might be okay. But 3700 flats... man, imagine the 9 AM rush at the exit gate.

I've stayed in Kukatpally for 20 years. That IDL road is already packed because of the shortcut to Hitech city. Adding 4000 cars there is just... no. I don't think the infra can take it.

True, but where else is there land in Kukatpally now? Everything else is small standalone apartments. At least here you get a proper gated community feel.
