Just saw that Aparna Cyber Shine is offering units with sizes ranging from 1314 sq.ft to 1824 sq.ft. Would these sizes be adequate for a family of four?

The area seems fine. There might be connectivity issues as the metro station is 23 mins away. And no significant malls nearby. Checkout more details about Aparna Cybershine on AssetScan: https://news.assetscan.in/2928f9

They’re offering a multitude of amenities, but how about the actual execution? Are such promises reliable?

Shreedhar

Aparna Constructions has a long history of over 22 years in real estate with a strong portfolio. Given their completed projects and reputation, there's a good basis to trust in their commitment.

With the given amenities and the projected possession by 2026, do you think the price range from ₹82.4 Lac to ₹1.20 Cr is justified for Aparna Cyber Shine?

Shreedhar

when you factor in the gated community feature and high standards of security and maintenance, the pricing is pretty much on par with what’s being offered in the area for similar facilities.

hrushi226

i have seen they are not offering indoor badminton court, which is now a normal for good gated communities. aparna being top tier builder, i dont know why it is not planned in cybershine

How's the connectivity for Aparna Cyber Shine? Travelling daily to Hitech city can be a hassle.

sayan

The location in Osman Nagar provides good connectivity. It’s a 30 min drive to Hitech city, which could be managable for some, might not be for others.

Shreedhar

Plus, it’s near ORR and the airport, making it pretty ideal even for those who need to travel frequently or have workplace shifts around major hubs.

Basu

Any known issues with this locality? I heard water logging is a problem during heavy rains.

Krishan

Yes, that is a concern. Also, some residents mentioned issues about the water supply. These are definitely points to consider and discuss during your site visit.

Darshandutta

I would suggest checking how the sewage and drainage systems are planned in the project layout. Since they've mentioned having a sewage treatment plant, it might mitigate some of these concerns.

Krishan

Launched in late 2022 and possession by 2026, isn’t that a rather long time for project completion?

Bageshwar92

No, 4 years is the standard duration for most of the high rise projects. What's the no. of floors in Cyber shine?

Krishan

2 towers, of G+ 17 each.

Bageshwar92

Ohh G+17 only, then i think 4 years is a long time. For two 17 floor towers it looks like a long time. This is the given handover duration for most of the 40+ floors in Financial District. Might be that it's the rera handover time mentioned, it's always mentioned with few extra years than the actual handover time builder sells on.

Darshandutta

True, but also think about the appreciation in property value over that time. By the time it's built, market value could be considerably higher.

Krishan

For a family of four, 1314 sq.ft might feel a bit tight especially if you want ample living space. However, the 1824 sq.ft option should be comfortably spacious, allowing privacy and a generous area for communal activities.

Darshandutta

Definitely! I think the 1601 sq.ft or larger sizes would be ideal. It gives enough room for customization and avoids the feeling of being cramped.
