Godrej Regal Pavilion in Rajendra Nagar, RERA, Reviews, Feedback

So I was driving past Rajendra Nagar the other day and saw this huge hoarding for Godrej Regal Pavilion. Then just yesterday, a colleague at office was saying he got a random broker call about it. I did some quick scrolling online on map reviews and local discussion threads because I'm vaguely looking to buy a place, though honestly, property prices in Hyderabad right now are just making me dizzy. Thought I'll just put down whatever I understood from the broker talks and some videos I saw. Anyone else looking at this one?


Basically it’s a massive new high-rise project coming up near the Gaganpahad area, right off the ORR. They are doing this whole luxury "royal Nawab" theme or something which sounds a bit funny for modern apartments if you ask me. The whole thing is huge—around 12.5 acres with tons of flats. Some people online are saying it has nice lake views of Himayat Sagar but not sure how much you can actually see from the lower floors. Possession is way out in July 2030 so it’s a pretty long wait.


Quick Facts

From what I gathered from different listings and some WhatsApp brochures, here are the main points:

It has like 9 towers with around 33 to 35 floors each.

Total units is almost 1,900 or 2,000+ which feels like a mini city, honestly I worry about how crowded the lifts will get during morning rush hours.

The sizes start from around 1300 sq ft for a 2 BHK and goes up to 3500+ sq ft for the big 4 BHK layouts.

They are also talking about a massive 75,000 sq ft clubhouse spread over 5 floors.


Pricing

Prices look quite high for that side of town, but I don't know, maybe this is just the new normal now? The 2 BHK starts somewhere around ₹1.04 Crore to ₹1.10 Crore. If you want a 3 BHK it easily crosses ₹1.40 Crore and goes up to ₹1.65 Crore plus extra charges for parking and amenities obviously. The ultra-luxury 4 BHK ones are touching ₹2.5 to ₹3 Crores.

My cousin was saying the per square feet rate is averaging around ₹8,000. Feels heavy for an under-construction property where you have to keep paying EMIs for 4-5 years before even seeing the door keys.


Builder

It's by Godrej Properties. Everyone knows the brand name, so at least your money won't sink like it can with some random local builders. But I saw some comments on other forums that their handovers in other cities sometimes get delayed or the actual carpet area feels slightly smaller than what they show in the glossy brochures. They has done like one or two things in Hyderabad before (I think near Kokapet or somewhere) but mostly they are big in Bangalore and Mumbai side. Let's see if they can handle the Hyderabad market well because our local tastes are a bit different.


Investment

As an investment, I'm super confused. The brokers keep screaming about "huge appreciation" because it's close to the airport and the upcoming Pharma City or whatever. But 2030 is too far away, no? If I put my hard-earned money now, will the resale value really double by the time it's built?

One broker told me on call: "Sir, this area will become next big thing like Gachibowli in 5 years, blind trust close your eyes and book."

But right now it just looks like empty plots next to these huge luxury towers. It feels like a bit of a gamble if you ask me.


Location

The actual spot is Gaganpahad, right opposite to that McDonald's on the Bangalore highway (NH-44). Location wise it’s quite connected if you want to hop onto the Outer Ring Road quickly. But it feels a bit cut off from the main IT hubs like Gachibowli or Hitec City. Like, if I have to commute daily to office, it’s going to take forever. There is some talk about a Phase 2 metro coming nearby to Budvel, but who knows when that will actually happen. Government promises usually takes ages to ground.


Traffic

Oh man, the traffic on that highway stretch are already getting crazy with all the heavy trucks moving towards the city outskirts. If 2000 more families move into just this one project, the local service roads will just choke completely. Even now during peak hours, the half built roads and new flyovers under construction makes everything messy and dusty. Plus, I noticed water tankers moving around that area quite a bit, so I'm wondering if there's going to be a serious municipal water issue later on once all these mega societies are fully occupied.


RERA Details

Oh, I almost forgot to mention, the project is registered with the authorities so you can check the documents online if you want. The Telangana RERA number is P02400009910. I checked the portal quickly and the official completion date says July 2030, which matches what the sales team is telling. At least with RERA there is some peace of mind that the builder won't just vanish, though delays can still happen, not sure though.

Anyway, just thought of sharing my notes. Is it worth blocking money here for 5 years or should I look somewhere else?
