Anvita High 9 Info

hey guys, just came across Anvita High 9 in Tellapur/Kollur, Hyderabad, and wanted to get your thoughts. it’s an upcoming high-rise project by anvita group, spreads over 15 acres with 9 towers up to 30 floors.

They’re planning

2/3 bhk apartments (1,355–2,615 sq ft)

4 bhk sky villas,

with around 2,200–2,300 units.

the project mentions things like 80% open spaces, a 1.6 km skywalk, dual clubhouses, pools, sports courts, gym, golf putting, and vaastu compliance.

possession is expected nov 2028 and it’s under RERA P01100008195. location-wise, it’s near orr exit 2 and some schools and hospitals, in the west hyderabad it corridor.


the thing that worries me is the high density, around 150–160 units per acre, which could make it feel cramped despite all the open space claims. anyone here actually checked it out or following it? does it look like a project worth waiting for till 2028, or does it feel like it might be overhyped for what they’re offering?

2200–2300 units is the first thing that jumped at me. Even if they say 80% open space, people density is people density.

Exactly. Open space looks great in brochure, but weekends it becomes like public park rush.

And daily basics like lifts, parking ramps, gates, deliveries… that’s where density hits.

@Puja98Hi, There are no flats in the ground floor.. providing terrace garden & sitout areas, 1 lac sft clubhouses, inside of the 9 towers there is no vehicle movement where you can have a good tme with your family.. Total of 4.5 lac sft faclities you are getting only in this project comparing with other projects in the west side of hyd no one is giving.
