What's Happening with Ananda Sky49

Hey everyone, Had a few questions regarding Ananda Prosper's Sky49 project. They got the RERA in December 2025, but here we are in April 2026 and they’re still playing the EOI game. I don't know if they are just trying to sell a few more units while being in EOI or what's their actual strategy My friend who tracks these things said they might be waiting for the Neopolis flyover work to show more "progress" so they can justify a price hike during the formal launch.

Exactly! If you have RERA, you should be giving proper allotment letters, not just these "priority" slips. I don't see it that way honestly some people say EOIs are safe, but I feel it just locks your money while the builder decides the final price. It’s a bit sketchy to delay the launch for 4-5 months after approval.

@Alekya Total agreement. If I’m giving 5 or 10 lakhs as EOI, I want a flat number and a fixed price. This "wait and watch" is only helping the builder.

Maybe they are waiting for some big MNC to announce an office nearby? That usually happens.

I heard from a broker that they are trying to "aggregate" more land or something for the entry road? Not sure though. But the layout looks massive 4 towers, 50 floors. Imagine the lift wait times!

@Subash Views don't help when you're stuck in the lift for 10 minutes every morning during school bus time!

@Mayamurthy 50 floors with 1100+ flats on just 6 acres? That’s way too dense. My office colleague was saying that even if the carpet area is good, the common areas will be choked. And the price they're quoting 8k? For Osman Nagar? Maybe I'm wrong, but that's Kokapet pricing for a Tellapur-ish location.

@Sharadkekl89 8k is definitely steep for that patch. I saw a project nearby quoting 7.2k. Why pay 800 extra for... what? A taller building?

But the 50th floor view will be something else. You can't compare that with a 10-floor stand-alone apartment.

@Mayamurthy I see 6 lifts for each tower and 1 fire/service lift. I believe any other projects which I know is far less compared. Total 24 lifts and 4 service lifts for all 4 towers. Correct me if I am wrong.
