Tellapur real estate landscape | Rajapushpa Presidentia project details

Elections could be a turning point—residents are already gearing up to present these issues as pivotal election topics. Politicians will likely address them to garner more support, which could mean faster resolutions or at least temporary reliefs.

It’s a double-edged sword though. While the attention during elections can speed up initiatives, there’s always the risk of promises remaining unfulfilled post-election. Engaging actively with candidates about sustained commitments will be key for residents.

Historically, infrastructural developments and tax reforms often become highlighted during election campaigns, but the real push comes if there's continued pressure from the community. So, it's also about continuous engagement, not just during election climates.

It's important to look at long-term infrastructure plans for the area. Like in Tellapur, despite the sales boom, residents have long complained about inadequate infrastructure. Make sure there are definitive plans for development if you're investing in emerging localities.

Also, due diligence on the developer's reputation and past projects is crucial. Issues like construction delays or cutting corners can mar even the most promising investments.

And let's not forget about price trends. With property prices in Hyderabad rising by roughly 15% to 20% particularly in business districts, it's key to assess whether these prices reflect real value or if you might be buying at a peak.

It does make you wonder, doesn't it? The numbers are staggering—a 143% increase in transactions this Q1 compared to last year. But with major economic growth and strong demand, especially in key cities, it might just be sustainable growth.

Definitely. Also, considering the gross transaction value has seen a 68% increase, we’re likely witnessing an actual demand surge. The city’s real estate is just aligning with its economic expansion.

Keep in mind though, with regions like Tellapur seeing a significant increase in sales, infrastructural developments are crucial to support this growth, otherwise, it could lead to problems like overcrowding and insufficient amenities.

Yes, it's quite unsettling. Folks in Nizampet and Tellapur are indeed paying higher property taxes than some premium areas within GHMC limits like Jubilee Hills. But the amenities don't match up—they lack proper roads and drinking water supplies.

To add to that, there are different tax assessment systems at play. For instance, GHMC areas are taxed based on annual rental values, while places like Nizampet are taxed on capital value assessments. This inconsistency leads to higher taxes for people in newly developed areas, despite fewer amenities.

There’s also a collective effort forming to address this. Residents from several affected localities are planning to approach political figures, especially with the Lok Sabha elections around the corner. They seem to be asking for fairer assessments or at least improved infrastructure to justify the current taxes.

Rajpushpa having multiple projects under their belt, are one of the biggest players in hyderabad real estate. It's generally a good sign in terms of commitment to quality and adherence to delivery schedules. Altough think aparna has better reputation for constructon quality and maintenance.

While no immediate concerns come up frequently about construction quality, would advise keeping an eye on regular updates and possibly reaching out to existing customers of their previous projects for firsthand reviews.

It's surrounded by projects from both premium and well-known developers, totaling up to 15 nearby which suggests a competitive real estate market. Rajpushpa themselves have a portfolio of 5 premium projects.

However, each project's value would ultimately depend on the individual preferences of amenities, unit size, and specific location benefits. Presidentia will also have 5000 plus sft units.

How serious is the transportation problem? I am concerned about daily commuting.

If you rely on public transport, this might not be the ideal location. But for those with personal vehicles, the ORR Exit is just 10-12 minutes away which might ease some commuting woes to busy areas like Hitec City which is around 35 minutes drive.

Based on what I've read, it seems like the local amenities are somewhat limited with only two hospitals nearby and a significant lack of malls within a 3 km radius. However, there are ample dining options to choose from.

Yes, the power and transport issues mentioned in reviews might be a concern, especially with frequent power cuts and poor public transport connectivity. Ola uber bookings can be a problem, long waiting times.

You might want to consider the peaceful and green environment of the area too and the proximity to Ameenpur Lake.

Nearest metro station is miyapur and i think it would take more than 38 mins for that. It's some 16-18 kms away.

True, the connectivity might be an issue for some, but given the level of development in that area with projects from premium developers, it still holds potential for good appreciation in property values over time.

It's a premium project, less density, 75 flats per acre with 529 units spread over 7 acres, thus would be on the expensive side.
