Candeur launching there new project in Kukatpally

Candeur Kukatpally New High-Rise Proposal:

Just saw this image/post going around about Candeur filing preliminary approvals for a big residential project in Kukatpally through a JDA with GOCL Corporation / Squarespace Builders. Looks like it is still at MoEF stage, so probably very early.

Expected Configuration:-

Area - 26.6 acres

Units - around 3721 flats

Towers - 17 towers

Floors - G+20 to G+26

Density - around 140 flats per acre

What stands out is the scale. 3721 flats is huge, even if 26.6 acres is also a big parcel. Kukatpally is already busy enough, so first thing that comes to mind is traffic and overall crowding.

Location wise, this is not some far-off growth area story. Kukatpally already has metro access, city connectivity, and everything nearby, so end-users may like that. But same time, congestion there is real. Big gated project sounds nice, but once this many flats come in, road situation becomes the actual question.

Candeur name is known enough now, but this side it will be interesting to see how people react. Some may see it as rare large supply in an established area. Others may just feel 3721 units is too much for Kukatpally itself.

That’s the part I’m not able to figure out.

Does anyone know the exact location? Is it towards the Moosapet side or more towards the back? I’m looking for something for my cousin but I’m confused if we should wait for these big ones or just buy a resale flat nearby. Resale prices are also touching the sky anyway. Anyone else seeing these crazy listings lately? 1.5Cr for 3BHK is becoming normal even in older buildings. Just wondering if this new project will make things worse or better.

It’s the IDL lake side area. Be careful with resale, some of those old apartments have major seepage issues. This new project might be better for safety, but the "launch" price will probably be higher than what we expect. I saw some listing on 99acres for a project nearby and they were asking 9500 per sqft! For Kukatpally! I don't know who is paying this.

I’ve lived here for 20 years. Earlier it was all open space near that side, now it’s just concrete. I keep seeing these hoardings for new launches everywhere. It’s good for the area appreciation I guess? My neighbor was saying he wants to sell his old flat and move to a gated community for the kids. This might be an option for people like him who don't want to leave Kukatpally. But yeah, the noise and dust during construction is going to be painful for everyone nearby.

Is this the one near the GOCL factory land? I heard from a broker friend that they were planning something big there for a long time. But wait, G+26 is not that high? Nowadays everyone is doing 40-50 floors in Financial District. Maybe because of the airport or something they kept it low? Not sure. Price will be the main thing. If they quote 8k-9k then it's gone... too expensive for that crowd.

I think the height limit is because of the Dundigal Airforce base or something nearby. I saw some Reddit comment saying they can't go higher. That’s why so many towers to fit all those flats. 17 towers is like a small city.

Building 17 towers is one thing, but what about the water? Kukatpally already has so many tankers running up and down. I saw a video about how these mega projects struggle with basic things once everyone moves in. And 3700 families means at least 5000-6000 cars? The main road is already blocked because of the flyover work and metro. I don’t see how the infra will support this. Maybe I’m just being cynical but I’ve seen this story before.
