Godrej Kokapet Neopolis Phase 3 - New High-Rise Proposal:

Just saw a post going around about Godrej Properties filing preliminary approvals for a high-rise residential project in Neopolis Layout Phase 3, Kokapet. Looks like it is still in early approval stage and currently around MoEF filing level, so not sure how fast this will actually move.

Expected Configuration:-

Area- 5 acres

Units- around 1053 flats

Towers- 2 towers

Floors- G+60 floors

Density- around 211 flats per acre

That density is what stood out to me first. 1053 flats in 5 acres with 2 towers and 60 floors is pretty intense on paper. But then again Kokapet side now is anyway going fully high-rise, so maybe this is becoming normal there.

Location Perks and Concerns

Neopolis Layout in Kokapet is already getting a lot of attention because of its proximity to the Financial District, ORR side access and all that. That whole belt has changed very fast. At the same time, every new proposal there looks taller and more packed than the previous one. From outside it all looks premium, but ground reality in some stretches still feels half-done only.

Builder Presence / Track Record

Godrej's name obviously gets attention and people usually take these projects seriously just because of the brand. That said, the approval filing stage is still very early, so right now it feels more like something to watch rather than get too excited about.

One thing I keep thinking though.

In places like Kokapet, are buyers still happy seeing this much density if the builder is known? Or at some point does it start feeling too cramped even in premium projects.

I don’t think 211 density is that bad if the floor plan is smart. I’ve booked in a similar high-density project nearby and the amenities they are giving are huge. 50k sq ft clubhouse for 1000 families is decent. People keep complaining about density but that’s the only way to get these kinds of world-class facilities at this price point. Plus, it's Neopolis... it's literally designed for this.

World-class facilities don't matter if the lift takes 10 minutes to reach the ground floor. 1000 flats in 2 towers means 500 per tower. Even with 6 lifts, peak hours will be a nightmare.

"At this price point"? Brother, 12k per sft is not a bargain lol. You can get a villa in some other parts of West Hyd for that budget.

My broker said Godrej is going to launch this with a special "loyalty" offer for existing owners. He’s saying the 4BHKs will have a view of the lake if you go above 40th floor. I’m thinking of putting an EOI just to block a unit, he says it's fully refundable anyway. Anyone else heard about the EOI amounts?

Brokers will say anything to get that EOI cheque. Just be careful, sometimes "fully refundable" takes 6 months to actually come back to your account. I’d wait until RERA is officially out.

Yeah, the density is really the part that makes you scratch your head. I saw some other project like Brigade there which is also doing 60 floors but on like 10 acres. This Godrej one feels like they are really squeezing it in. Maybe that’s why it’s only at MoEF stage, wonder if they’ll have to change something to get the final green light.

@gopalsai Exactly my point! Manhattan is fine for offices, but do you really want to live like that? If 200 families are sharing one acre, the "luxury" is only inside your flat. The moment you step out, it’s a crowd. Not sure if the resale will be easy later.

@Nelson 12k sounds about right for that area now, which is just insane compared to 2-3 years ago. But honestly, if someone is paying 3-4Cr, they usually expect some "breathing room" which is missing here.
