Came to know about Candeur launching a 27-acre mega project in Kukatpally on GOCL/IDL land. Positioning is premium landowner-share with 3-5 BHK + duplexes.


Specs floating around:

Apts: 1550-2200 sft

Duplexes: 3000-4300 sft

Big pitch: 7-acre central garden


Pricing being quoted (this is the part I’m trying to sanity-check):

Rs5,399/sft all-in if 100% OTP (+ PLC)

Rs8,499/sft if loan route


Also, NOC/approvals still pending, so it’s clearly early-stage = discount vibe but also delay risk (and Kukatpally launches are famous for paperwork/registration dragging).


Anyone here with real info?

Any catch in the OTP rate (PLC/floor rise/hidden charges later)?

5,399 all-in for Kukatpally on GOCL/IDL land sounds like “early-stage teaser rate” more than real final rate. Too good to be true vibes.

Exactly. Usually it starts like this and then PLC, floor rise, clubhouse, GST, corpus… suddenly it’s not 5,399 anymore.
