Raghava Halo Kondapur, Is the pre-launch wellness theme worth an EOI?

Hey guys, was checking out this new project Halo by Raghava on Chandanagar Station Road... the sales guy was saying it comes under the Kondapur pocket or something.

Honestly the scale looks big, like 3 huge towers with 52 floors 

And they are only doing 3 BHK flats from around 1800 to 2500 sqft.

The pricing they are quoting is starting around 1.6Cr base price. He was telling me about some pre-launch EOI rate of 6500 per sqft if you give token money right now, but if you go for standard bank loan it is closer to 7800 plus extra loadings for car parking and all. They are hyping up the clubhouse a lot with some weird things like hyperbaric oxygen and red light therapy systems lol, not sure who actually uses all that in daily life.


But the possession is very far away, like December 2030, and right now on ground they have barely started digging or doing the initial foundation phase work. RERA is already approved so should we wait to invest in EOI price, Or is it better to wait? The builder sentiment seems fine since they have other big projects in financial district but none of them are already delivered and 52 floors is quite a long capital lock-in period. Anyone else looking at this stretch? Traffic near the station is already getting tight so not sure how it will handle such a massive crowd later on.

Is Chandanagar Station Road wide enough to support three 52-story towers? That bottleneck near the station can get brutal during peak hours. If they are pushing over 1,000 units into that specific pocket, the local traffic infrastructure is going to choke completely before 2030.

@Niteshreddy I had the same exact doubt. Someone on another forum mentioned they got the high-altitude permissions based on a combined land parcel including a commercial patch, but the actual road access right now looks pretty narrow.

Honestly, these wellness amenities like hyperbaric oxygen chambers and red-light therapy sound like absolute marketing gimmicks to stand out in a crowded market. Who is going to maintain medical-grade oxygen systems in a residential society clubhouse after 5 years? The maintenance costs are going to be sky-high.

@Kyra1010 Exactly what I thought. It looks fancy in the brochure to attract the tech crowd, but regular operational costs are already projected around 7k to 10k a month just for basic maintenance. Imagine when those specialized machines need servicing.

6500 base rate for outright payment in Kondapur sounds decent on paper, but locking up funds until late 2030 without a TGRERA number is a massive risk. Raghava is financially very strong because of their heavy infra background, but a lot can change over 4-5 years. I’d hold off on blocking money until the official registration comes through.

@RealtyHyd True, but once RERA comes, they will immediately push the base rate up to that 7800 mark or even higher for standard plans. That's the premium you pay for safety.

The 3 BHK layouts actually look very clean with minimal space wastage. Heard Tower 3 is completely corner units with 3 open sides, which is great for natural light. If someone has a 5-6 year horizon and extra liquidity for outright payment, 6500 is a steal for this location compared to everything else touching 9k+ near Hitec City.

Can we buy this.. The launch they initially communicated on 12 but it is pushed to 19.. Thinking to take Gold loan and purchase the flat at OTP towe2 2270 SFT. is it worth of investing. I am keeping all my savings and would be liquidating other asset. which would be ideal floor to buy for potential high resale value.

@sampathk0d1j going all in on an otp by wiping out your savings, selling off assets, and taking a gold loan on top is bit of a gamble

That's what i am gonna say taking a risk this big with all your life savings considering that they still haven't delivered any project is not what i would suggest you to do
