Info about the project Auro Sapphire
Came across a project named Auro sapphire located in New doyens colony. It is a soon to launch residential township by Auro Realty, located in Kondapur, West Hyderabad. it got RERA in December 2025, handover is in Jan 2030 makes it an new option for high-end living in the city.
Project Specs are:-
Area - 8 Acres
Floors - G+47
Towers - 4
Units - 1300
Density - 163 Flats/acre
But this pricing of 2-2.5 Cr. in Kondapur is a bit expensive in my opinion. Do you think it might end up feeling out of place in an area that's rapidly urbanizing? Is it truly the best fit for those who want both luxury and a sense of community, or is it more suited for corporate residents? Would love to hear your thoughts on this.
Lots of deceptive practices noticed at their Regent project. They promised many things but later retracted them. You should take feedback from the buyers before moving ahead. They changed the fittings and fixtures to cheaper brands than what they had promised and showcased in the model flat. Even a basic thing like hot water connection to wash basins is not given and it wasn't even mentioned during sales. 2 badminton court mentioned but delivered only 1. Many many such examples. I don't think they are trustworthy.
Many flat owners are seeing seepage issues. And the worst part is the arrogance of the sales team. Once the payment is done, they either don't respond or respond rudely.
So many escalations were done to their CEO but he never took notice.

What I came to know about from a CP is that Unit Sizes of this project are 2228sft-3112sft and 163 flats/acre with those unit sizes is quite a bit concerning according to me
