DSR one looks like a full-on mega township plan, 11 acres, 6 towers, 2034 units. That’s a LOT of people in one spot, and Kondapur is already traffic-heavy, so I keep wondering how it’ll feel once fully occupied (entry/exit, parking, lift rush, maintenance later etc).
Auro Sapphire is smaller land-wise (8 acres) and fewer units (1300), but taller towers (G+47) and they’re talking 2–2.5Cr, so it’s trying to go “premium”. But with 1300 units it’s still not exactly low-density luxury… just a more “packaged” premium vibe maybe.

Anyone lived in a DSR project? How’s quality + maintenance after a few years?

Lots of deceptive practices noticed at their Regent project. They promised many things but later retracted them. You should take feedback from the buyers before moving ahead. They changed the fittings and fixtures to cheaper brands than what they had promised and showcased in the model flat. Even a basic thing like hot water connection to wash basins is not given and it wasn't even mentioned during sales. 2 badminton court mentioned but delivered only 1. Many many such examples. I don't think they are trustworthy.
Many flat owners are seeing seepage issues. And the worst part is the arrogance of the sales team. Once the payment is done, they either don't respond or respond rudely.
So many escalations were done to their CEO but he never took notice.

2034 units in Kondapur is giving me anxiety just reading it. Imagine weekday morning exit scene.
Big township looks nice till you actually start living. After 2 years it becomes “lift waiting room” more than home.
