New Project Launch by DSR in Kondapur

Saw that DSR builders are planning a big project near Kondapur, 11 acres, 6 towers, G+38 floors and around 2034 flats. That’s quite huge.


185 flats per acre feels a bit dense, especially in an area that’s already traffic heavy. Not sure how that will feel once fully occupied.


Location is strong no doubt, close to the IT hub and everything. But with this scale, execution and long-term maintenance will really matter. Has anyone here stayed in a DSR project before? How’s the quality and what pricing do you expect for this one?


Specs till now can be changed as they are still on preliminary approval

Kondapur traffic is next level nightmare already specially near that botanical garden route and AMB mall side. Adding 2034 flats means easily 3000 more cars on those roads. G+38 is fine but 185 flats per acre is too much congestion. Don't know how municipality gives permissions for such high density without making roads wider first.

@Aswani87 I think one broker told me last week that there is a 100 feet road proposed there which will connect directly to the main road bypassing the choked areas. Land acquisition is going on seems.

I’ve seen a couple of DSR projects around, and they’re generally decent in terms of quality, but it’s the maintenance and execution that worries me. Big projects like this are always a gamble in terms of quality once they’re finished.

@PBalusu I agree. I’ve heard mixed reviews about their older projects. Some people say quality is good, others complain about common area maintenance.

This DSR project near Kondapur looks massive. But yeah, 185 flats per acre sounds super dense. I’m curious how they’ll handle the traffic situation once the project is fully occupied. The area’s already struggling with that.

@Aswani87 Exactly! Traffic is a nightmare near Kondapur already. Adding 2000+ flats might just make it worse unless they have some big infrastructure plans in place.
