Is Anyone Else Facing Hidden Costs and Restrictions in New Flats from Reputed Builders?

Has anyone else had similar experiences with new flats from reputed builders?

I came across a post about someone’s experience with an Aparna Zicon flat, and it made me realize how often these issues pop up. The rules around personalizing your space like restrictions on main doors and simple things like balcony grills seem overly strict.

On top of that, residents are already paying ₹7,000-₹8,000 monthly for maintenance, but they’re still being charged extra for things like using the multipurpose hall Rs.20,000 for half a day! and the badminton court. It really makes you wonder where all that maintenance money is going.

It’s also frustrating that people feel they can’t speak out about these issues because they’re afraid it might affect the property’s value or reputation. Has anyone else faced such hidden costs or restrictive policies? Would love to hear your thoughts or any similar experiences!

Honestly, the 20k is for the big AC hall. If they made it free, there would be a birthday party every single day and the lifts would be jammed with outside guests. At least this way, only people who really need it book it. Also, regarding the badminton... 300 bucks is just to keep the crowd out. It’s better than waiting 2 hours for a court because some kids are just hanging out there for fun.

I don't see it that way honestly. If I'm paying 8k maintenance, I expect the gym and pool to be included. Charging per head for the pool is just weird. Is this a club or a home?

Reputation is fine, but this looks like a hidden revenue stream for the maintenance agency. 1600 per month for Yoga? You can get a private trainer for that price in some areas. I was thinking of picking up a unit here for rental income, but with these costs, the tenant will run away in two months. The maintenance + utility charges will basically eat up half the rent.

Honestly, this maintenance thing is just too much. We paid so much for these flats and now it feels like living in a hostel or something. Like, 600 for two people to play badminton for 1 hour and when you try doing it outside you can book a full court for 400-500 for 4 people? I’m pretty sure I already paid "amenity charges" during the registration or something, so this feels like they're just charging us twice.

And even after all this things maintenance isn't justifying it's costing, like complain don't get resolved quickly, cleaning isn't getting done well, Vehicles are allowed on podium level, Like what more negatives can one find

Even the rules are getting weird, telling us what mosquito nets to use or where to put shoe racks? It's my own house but I can't even decide that. Not sure where that huge corpus fund we paid even goes if they’re still bossing us around. This "premium" lifestyle is starting to feel like a subscription trap, anyone else seeing this?



Anyone reading this I would genuinely ask you to think twice before investing your life savings in aparna's projects

The fuck ! Chess and Carrom 200 per person ! these things have to be free, there should be atleast something people can do without paying.. otherwise whats the point of paying for aminities and maintainance.

In 2-3 thousand rupees we get both chess and carrom board for our selves after some time they will add snake and ladder and ludo also to the amenities and charge that . If you happen to be eaten by a snake in the game double the charge
