Rajapushpa Atria Kokapet, living here for a few years, AMA

We’ve been living in Rajapushpa Atria for a while now and figured it’s a good time to do an AMA for anyone looking at resale options here. Overall, the experience has been highly positive. The construction quality has held up great against seasonal rains, the landscaping is beautifully maintained, and it's a very active community dominated by IT professionals. The massive benefit is the location—being right off the financial district corridor saves a ton of time. While the approach roads are fully sorted out now compared to the early days, peak hour bottlenecks near the main exit points can still be annoying. Also, the corporate maintenance charges have scaled up over time. Hit me with any questions you have about the water supply, security, or cell network coverage inside the blocks!

How is the water situation there now? Are you guys still fully dependent on tankers or is the municipal water line fully operational? Also what is the current monthly maintenance per sqft?

@Vijayraj91 They got the connection a while back, but peak summer still requires some tanker backup because the society is completely full now. Maintenance is on the higher side compared to older projects nearby.

How is the cellular network inside the apartments, especially on the lower floors or inner towers? I visited a friend in one of the middle blocks last year and the Jio signal was completely dead inside the drawing room. Did the association install in-building boosters?

@Deepakprop21 Airtel works fine mostly but Jio still has severe blind spots in the inner blocks. Most of us just rely on Wi-Fi calling inside the flat.

With the massive Neopolis rush and all the new high-rises coming up right around the corner, how bad is the dust and construction noise on a daily basis? Does the community feel claustrophobic now compared to when you moved in?

@Kiran_vamshi The construction noise from the adjacent plots can be very irritating if your balcony faces the outer boundary. The internal courtyard blocks are much quieter.

@Kiran_vamshi True, the heavy vehicle movement on the Golden Mile road at night is noisy too. The dust is a constant battle though.

Looking to buy a 3BHK in resale here. What is the current realistic market rate going on for a semi-furnished unit? Is it actually touching 12k to 13k per sqft like brokers claim online, or is there room to negotiate?
