Thinking about Rajapushpa Skyra in Neopolis because I’m looking for a place to move in with family. The prices are looking huge, like 4 to 6 crores plus, and the project is massive with some 56 floors. Possession is around 2030 which feels like a really long wait. Just trying to see if it's safe for end-use with all the crowd and pending infrastructure there.

Pricing
Broker was saying basic price is around 8500 per sqft or something but by the time you add car parking, amenities, GST and all those possession charges, it easily crosses 4 cr for the smallest 3BHK. The 4BHK goes till 6-7 crores which feels wild to me. Sizes are very big though, 3140 sqft starting. But what is the actual carpet area? Maintenance for 56 floors will also be huge later I think. Anyone got any recent price sheets or managed to get any discounts?
Builder
Rajapushpa has done some good projects in Tellapur and Narsingi, my office colleague lives in one and says construction quality is decent. But building 56 floors is totally different, no? Hope they don't delay it too much because 2030 is a long wait. Paying rent and bank EMIs together for four years will be very tight for a middle-class family.
Investment
I know I want it for living myself, but still you think about appreciation right? YouTube videos keep saying Neopolis will grow like crazy and become the next prime hub. But there are so many towers coming up right next to each other, what if the market gets flooded later? Just a bit worried if I am buying at the absolute peak right now.
Location
It’s right inside Neopolis Kokapet, close to the ORR. Location wise it’s super near to Financial District, so office commute will be like 10-15 mins max. They say higher floors will see the Osman Sagar lake, but what if some other high-rise comes up right in front and blocks it? Right now the whole area is just massive cranes, trucks, and dust everywhere.
Traffic
This is my main worry for end-use. That Narsingi circle and Kokapet exit already gets jammed during evening rush hour. If all these 55+ floor towers get filled up with thousands of families, how will anyone move out in the morning? Also saw some comments online about water issues in Kokapet, mostly dependent on tankers right now.
