I’ve been tracking Kokapet plot prices for a while now and the growth has been absolutely insane. Plots that were hovering around 70-80k per sqyd a few years back are now easily crossing 1.4L to 1.8L per sqyd depending on the layout and location. Right now, I'm getting an option for a 200 sqyd plot inside a decent layout for around 1.8Cr to 2Cr. On one hand, looking at the Neopolis growth and the new office towers coming up near Financial District, it feels like West Hyderabad's luxury market has no ceiling. But on the other hand, 2Cr just for land means by the time you build a decent 4BHK triplex villa, the total cost will cross 3.5Cr+. For the investors who entered early in Kokapet, do you think there is still genuine organic upside left for land here? Or has the market reached its saturation peak and future growth will be flat? Would appreciate some perspective on whether it's safe to enter at these valuations.
Buy a plot in Kokapet only if it serves a commercial purpose or aligns with your investment strategy. At the current prices, buying a plot just to build a villa doesn't make much financial sense.
Living in an independent villa on an individual plot also comes with a lot of responsibilities. Unless it's in a gated community, you'll miss out on key advantages like security, safety, maintenance, and modern amenities.
Instead of investing in Residential plot in Kokapet , investing in Neopolis may offer better appreciation and overall returns at this stage.
