Evania by AVR Kokapet: RERA Price & Payment Plan Breakdown

If you’ve been looking at Kokapet high-rises lately, the biggest drawback most people run into is sheer density. Having closely tracked unit allocations and inventory movements with the project team at Evania by AVR on Pipeline Road, this single-tower layout is designed specifically for buyers who want high-end living without living in a 3,000-apartment complex. It features just 102 units in total rising 34 floors, keeping the footprint exclusive and manageable.

From a layout perspective, they’ve completely skipped compact 2 and 3 BHK options. The project exclusively offers 3.5 BHK and 4 BHK floor plans ranging from 3,315 to 3,575 sq. ft., featuring an 11-foot slab-to-slab clear height, 100% Vaastu-compliant orientation, an 18,000 sq. ft. clubhouse, and an elevated infinity pool set 45 feet above ground.

For the primary 3,575 sq. ft. layout, total all-inclusive entry ticket sizes are starting right at ₹3.30 Crores. What makes this offering particularly interesting right now is the availability of a structured 30-30-30-10 milestone payment plan:

• 30% Upfront: On agreement signing to lock in the unit.

• 30% at Month 8: Second installment aligned with structural milestones.

• 30% at Month 16: Third installment during tower topping-out.

• 10% at Handover: Final balance due on possession.

This time-linked milestone structure gives investors and self-funding buyers much better cash flow visibility compared to erratic construction-linked demand notes. For anyone seeking a high-privacy, low-density play in Kokapet under ₹3.5 Crores before the 2029-2030 delivery timeline, it's worth a close look.

What are your thoughts on opting for a single-tower boutique project over massive multi-tower mega-townships in Kokapet? Let's discuss below!

At ~₹9,200 per sqft all-inclusive, 3.3 Cr for a 3575 sqft unit in Kokapet with 11-foot ceiling heights is quite competitive compared to Neopolis launches.
Aaravred234

@Saikumar09 Neopolis launches are crossing ₹11,000-12,000/sqft base price easily now. But those are tier-1 builders.

Saikumar09

@Saikumar09 Fair point on tier-1 vs local builder, but AVR Infra has delivered projects in West Hyderabad before. The specs like Hansgrohe fittings and large GVT tiles look solid.

Vijayraj91

@Saikumar09 For end-users prioritizing privacy over builder brand name, boutique single towers like this make a lot of sense.

The 2029-2030 possession timeline is 3.5 to 4 years away. Is early entry right now better, or waiting until the tower structure reaches 15-20 floors?
Realtyprop

@Gowthammathur Early entry gets you the 30-30-30-10 plan and preferred floor selection. Prices usually jump 10-15% once structural topping-out happens.

Kiran_vamshi

@Gowthammathur Agree. Plus, in low-density single towers with only 102 units, inventory gets absorbed much faster than 1000+ unit projects.

Vijayraj91
Having only 102 units on 34 floors means just 3 units per floor. That low density in Kokapet is rare given all the 2,000+ unit mega projects around.
Sharadkekl89

@Vijayraj91 Agreed Vijayraj. Plus having an 18,000 sqft clubhouse for just 102 families means amenities won't feel crowded on weekends.

Vijayraj91

@Vijayraj91 Exactly. The per-family share of clubhouse amenities works out to almost 175 sqft per flat. In mega projects that ratio is barely 15-20 sqft.

Aaravred234

@Vijayraj91 The flip side is monthly maintenance costs. Splitting security, lift maintenance, and infinity pool upkeep among only 102 owners will mean a higher per-sqft maintenance fee.

Deepakprop21
The 30-30-30-10 payment plan looks very friendly for self-funding buyers, but 30% upfront on 3.3 Cr is almost 1 Crore right at agreement signing.
Realtyprop

@Deepakprop21 True, but time-linked payment plans give peace of mind against sudden construction-linked demand notes that builders issue every 2 months.

Gowthammathur

@Deepakprop21 Is the 30-30-30-10 plan approved for home loans by major banks like SBI and HDFC, or do banks insist on strict construction-linked disbursement?

Deepakprop21

@Deepakprop21 Banks like HDFC approve milestone plans as long as the developer submits structural milestone completion certificates for each stage.

How is the Pipeline Road access in Kokapet looking currently? Is the 120-foot master plan road fully laid or still under expansion?
Saikumar09

@Kiran_vamshi Pipeline Road widening is actively happening. HGCL and HMDA are expanding it to connect seamlessly toward Neopolis and ORR Exit 1.

Kiran_vamshi

@Kiran_vamshi That's good. Once that 120-foot road is fully operational, access to Financial District will be under 10 minutes.

Sharadkekl89

@Kiran_vamshi It also avoids the main Kokapet traffic bottlenecks during peak morning IT hours.
