Jayabheri Group new upcoming project in Financial District

So basically, from what I can gather, this new Jayabheri project in the Financial District is gonna be a massive ultra-luxury gated community. The whole project overview is pretty much centered around high-end vertical living right in the middle of the IT hub.


Land Size: Around 15 Acres total area

Number of Towers: 7 towers are planned

Floors: G+50 floors (proper skyscrapers)

Flat Types: Only 3.5 and 4.5 BHKs

Launch Date: Late 2026 or maybe early 2027


My thoughts on Pricing

Honestly, 5.5 to 6.0 Crores starting price sounds absolutely crazy to me. Even if its meant for luxury corporate investors or high-end users, it's a massive amount for an apartment. By the time you add registration, GST, and extra corpus funds, it will easily touch 6.5 or 7 Crores on-road. I saw some comments online that Financial District prices are skyrocketing but at 6 Cr, does it even make sense? Not sure if there will be any appreciation left for buyers later on or if the builder is just pocketing all the profit upfront.


What about the Builder Reputation?

Jayabheri is a pretty old and big name in Hyderabad, I think it's owned by that actor Murali Mohan. People generally say they are reliable and their construction quality is quite good. My office colleague's cousin lives in one of their older projects and they were telling me that the maintenance is top notch. But my doubt is, they mostly do villas or mid-rise towers like 20-30 floors max. Doing a G+50 floor high rise is a totally different game altogether. Dealing with that much height needs different engineering and permissions. Hopefully they don't face any delays because of approvals.


Traffic and Connectivity

Location wise, it's right in front of the new Google campus and near My Home Vyoma and ASBL Bryant Park. So connectivity to IT hubs is great, you can basically walk to office if you work there. But man, the traffic in that area is already becoming a nightmare during evening rush hours. There are still half-built roads near that stretch and water tankers are constantly blocking lanes. If they add 7 massive towers with 50 floors each, the crowd density will just explode. I don't know how the infrastructure will handle so many extra cars, even if ORR is close by.


At the end of the day, it's still a long time before they actually launch in late 2026 and then the constructions. Maybe the government will fix the roads by then? Hard to tell honestly, just sharing what I noticed.
