If I had around ₹2 Cr to put into Hyderabad real estate today, I'm not sure which way I'd go.
A 3 BHK in Financial District gives you an established location, offices, infrastructure and rental demand. A 300 sq yard plot in Shamshabad gives you 2,700 sq ft of land and room to build later.
Some current FD options:
ASBL Loft:3 BHK, 1,695 sq ft, around ₹2 Cr
Sunshine Destino: 3 BHK around ₹1.91 Cr onwards
Myscape Palma:3 BHK around ₹1.89 Cr onwards
Pacifica Hillcrest: 3 BHK around ₹1.64–1.81 Cr
Shamshabad:
300 sq yard plots currently listed around ₹1.2–1.5 Cr in some locations
300 sq yards = 2,700 sq ft of land
ORR and airport connectivity are already established
Future City-related infrastructure could add to the area's growth, but some projects are still in development.
That's the trade-off for me.
Financial District = stronger present-day utility.
Shamshabad = more land and potentially more upside, but more waiting.
If you had ₹2 Cr today, would you take a 3 BHK in Financial District or 300 sq yards in Shamshabad and build later?
Which option do you think makes more sense over the next 5–10 years?
