HMDA Neopolis Kokapet Phase III Auction – Important Update According to the HMDA auction terms, if only one bid is received for a particular plot/lot, the H-1 bidder’s quote will not be considered, and the Pre-Bid EMD will be returned. This condition is intended to ensure: Fair competition among bidders Better price discovery A transparent auction process With Neopolis emerging as one of Hyderabad’s key growth corridors, the auction process is attracting significant attention from developers, investors, and real estate stakeholders. What do you think? Do you expect stronger participation in the upcoming Neopolis auctions? Share your views on Neopolis land values, auction pricing, and future development potential in the comments.

I've been building a price tracking model for Neopolis and Kokapet high-rises over the last few weeks. With HMDA land auctions hitting over ₹100Cr to ₹151Cr per acre in Neopolis, developers are launching at ₹11,000 to ₹15,000/sq.ft base rates (like in The Cascades Neopolis and Godrej Neopolis). On one hand, commercial data looks solid with 111% YoY REIT growth and 50-70 new GCCs moving into Financial District, but on the other hand, my scrapers show around 27 months of residential inventory overhang across West Hyderabad. Here are three key variables I'm trying to model before putting down a booking amount: Pre-EMI vs. Full EMI Cashflows:Taking a pre-EMI scheme on a 2029–2030 handover tower keeps monthly outgo low for now, but if delays hit or tech job growth slows down, holding costs scale up quickly. Land Floor Price vs Residential Yields: Does a ₹100Cr+ land auction floor actually protect apartment resale values, or will ~3.5% gross rental yield limit capital appreciation post-handover? Supply vs Absorption Timeline:With thousands of 3BHK and 4BHK units coming up simultaneously in Neopolis, will the rental market take 2-3 years post-possession to stabilize? Is anyone else running quantitative models or tracking price trends in Neopolis right now? How are you guys factoring in construction delays against holding costs in your calculations?

Brigade Group has acquired 4.59 acres in Kokapet Neopolis in the latest HMDA auction at ₹120 crore per acre, taking the total acquisition value to around ₹550 crore. Interestingly, the same Plot No. 17 had previously fetched ₹136.50 crore per acre in November 2025, when Vajra Housing Projects LLP won the auction for ₹626.53 crore. After failing to mobilise funds, the plot was re-auctioned, with Brigade emerging as the sole bidder. This raises an interesting question for Hyderabad's luxury real estate market: Does Brigade's entry at ₹120 Cr/acre indicate a more rational pricing level for Neopolis, or is it simply an opportunity created by the re-auction? What do you think this acquisition could mean for future apartment prices and land values in Kokapet/Neopolis?

HMDA has listed a 4.59-acre parcel in Neopolis, Kokapet, at an upset price of ₹120 crore per acre for the upcoming e-auction on September 9. The ₹120 Cr/acre figure is the upset price, not the final auction price. It will be interesting to see where the actual bidding ends and how the market responds to this benchmark. Do you think ₹120 Cr/acre is justified for Neopolis, given its location and planned development, or are land values getting overheated?

Kokapet and the master-planned HMDA Neopolis corridor have cemented their status as Hyderabad's premier ultra-luxury high-rise residential destination. Here is an overview of current price benchmarks, project trends, and market dynamics: • Pricing & Sizes: Base rates now range between ₹11,000 and ₹17,000 / sq. ft. New developments feature large-format 3 BHK (2,500–3,200 sq. ft.) and 4 BHK (3,800–6,000+ sq. ft.) units, with overall ticket sizes spanning ₹3.5 Crore to ₹8.5+ Crore. • Land Cost Impact: With HMDA auction bids reaching ₹100 Cr to ₹137 Cr per acre, developers are building high-density 40+ to 55+ floor sky-villas equipped with multi-level clubhouses, private elevators, and high-speed infrastructure. • Prominent Projects: Key active developments include Brigade Gateway Neopolis, SAS Crown, Lansum Elena, Poulomi Palazzo, and Rajapushpa Green Dale. • Rental & Investment Outlook:Average rental yields hover around 3.5%–4.5% (with 4 BHK rentals achieving ₹1.2L–₹2.2L/month), supported by direct access to the Financial District and the Outer Ring Road (ORR). Are you currently evaluating Kokapet or Neopolis for self-use or long-term investment? Let's discuss floor plans, builder track records, and pricing trends!

Just saw a post going around about Godrej Properties filing preliminary approvals for a high-rise residential project in Neopolis Layout Phase 3, Kokapet. Looks like it is still in early approval stage and currently around MoEF filing level, so not sure how fast this will actually move. Expected Configuration:- Area- 5 acres Units- around 1053 flats Towers- 2 towers Floors- G+60 floors Density- around 211 flats per acre That density is what stood out to me first. 1053 flats in 5 acres with 2 towers and 60 floors is pretty intense on paper. But then again Kokapet side now is anyway going fully high-rise, so maybe this is becoming normal there. Location Perks and Concerns Neopolis Layout in Kokapet is already getting a lot of attention because of its proximity to the Financial District, ORR side access and all that. That whole belt has changed very fast. At the same time, every new proposal there looks taller and more packed than the previous one. From outside it all looks premium, but ground reality in some stretches still feels half-done only. Builder Presence / Track Record Godrej's name obviously gets attention and people usually take these projects seriously just because of the brand. That said, the approval filing stage is still very early, so right now it feels more like something to watch rather than get too excited about. One thing I keep thinking though. In places like Kokapet, are buyers still happy seeing this much density if the builder is known? Or at some point does it start feeling too cramped even in premium projects.

Just came to know this through rezy that Brigade Enterprises are launching there new project launching in Neopolis Phase 3, Kokapet… 4 acres, 679 flats, single 53-floor tower. That’s seriously tall for Hyderabad. Area is already full of premium projects, so not surprising they entered. But 679 units in 4 acres that is 170 flats/acre sounds a bit dense to me… not sure how the open space will feel. All these specs are on preliminary approval and can be c Pricing I’m guessing will be on the higher side. Anyone here invested in Brigade before? How’s their quality and delivery, especially in Hyd? And what kind of ticket size are we expecting for this one?

Checking out an apartment in Neopolis. The builder mentioned around 28 sq. yards (roughly 250 sft) UDS for a 2950 sft flat, which is about 8.4%. Is that too low for a high-rise? Does UDS really affect resale or long-term value? Do builders usually include parking or amenities in that figure? The project looks good and fits my budget, but I'm unsure if I should be concerned about the UDS part. What kind of percentages are others seeing in similar projects?
