Brigade Bags 4.59-Acre Neopolis Plot at ₹120 Cr/Acre — What Does It Mean for Kokapet?

Brigade Group has acquired 4.59 acres in Kokapet Neopolis in the latest HMDA auction at ₹120 crore per acre, taking the total acquisition value to around ₹550 crore.

Interestingly, the same Plot No. 17 had previously fetched ₹136.50 crore per acre in November 2025, when Vajra Housing Projects LLP won the auction for ₹626.53 crore. After failing to mobilise funds, the plot was re-auctioned, with Brigade emerging as the sole bidder.

This raises an interesting question for Hyderabad's luxury real estate market:

Does Brigade's entry at ₹120 Cr/acre indicate a more rational pricing level for Neopolis, or is it simply an opportunity created by the re-auction?

@SubbuYes, Brigade already has Gateway and Barcelona in Neopolis. This acquisition could actually strengthen their presence in the micro-market.

Whether it’s a good decision to invest more in Neopolis depends on the entry price and the project, but the continued interest from large developers does indicate strong long-term confidence in the location.

The bigger question is whether current apartment prices already factor in that future growth. What do you think — is Neopolis still reasonably priced at today’s rates?
