I just came across Prestige's latest proposal filing for their landmark 10.49-acre Knowledge City parcel in Raidurg, and the commercial-heavy strategy is super interesting!
Here is my quick breakdown of what Prestige is planning:
• Project Mix & Scale: 3 high-rise towers (31–39 floors) totaling 6.5M sq. ft. built-up area. It’s a 70% commercial office campus with just 30% dedicated to residential housing.
• Exclusive 152 Units:Stacking only 152 homes across 10.49 acres means these will be massive, ultra-luxury sky suites tailored for C-suite executives working in Knowledge City.
• Land Cost & BUA:Purchased at ₹141.5 Cr/acre in Oct '25. Out of the 6.5M sq. ft. total built-up area, 3.7M sq. ft. is above ground, while 43% (~2.8M sq. ft.) is allocated for massive underground parking.
• Approval Tracker:Currently at proposal stage with 3 of 6 approvals cleared (Land, EC, Fire in place; AAI, Municipal, RERA pending).
What do you think about Prestige putting only 152 residential flats along with commercial building on a ₹1,500+ Cr land parcel?
