I've spent the last couple of months doing deep research on high-rises around Financial District and Puppalaguda because I'm looking to buy. I narrowed my shortlist down to three main contenders: ASBL Spectrain Nanakramguda (7.85 acres, 4 towers G+39, RERA: P02400003071), Sukhii Ubuntuin Puppalaguda (5.25 acres, 3 towers 36 floors, RERA: P02400003677), and Cybercity Westbrook near Kokapet (7.8 acres, 3 towers G+35, RERA: P02400003031). Westbrook is definitely the budget entry point starting around ₹1.15 Crore (1,075–2,400 sq.ft.) and Ubuntu offers crazy lifestyle amenities starting at ₹1.5 Crore, while Spectra targets a slightly higher segment starting around ₹1.99 Crore for large 3 BHKs (1,980–2,220 sq.ft.).
After visiting all three sites and scrutinizing cost sheets, ASBL Spectra came out as my personal favorite for end-use, mostly because of its location and floor planning. Being directly in Nanakramguda means avoiding the daily Puppalaguda main road traffic bottleneck, and their 1,980+ sq.ft. 3 BHK layouts with 'Outdoor Living' balconies feel much more usable than Westbrook's tighter entry cuts or Ubuntu's higher unit density. But it’s not all smooth sailing, Spectra has some clear drawbacks you should know about. They only offer 3 BHKs (so zero option if you want a 2 BHK or 4 BHK), the base ticket at ₹10,000+/sq.ft. requires a heavy budget, but it's already ready to move in
If budget is your primary constraint, Westbrook is easily the most practical value-for-money buy in this belt, and Ubuntu is great if you want maximum amenity space like their 400 ft skydeck. But if you can stretch your budget for a well-located 3 BHK in the core IT hub, Spectra takes the win in my book. Hope this breakdown saves you some legwork! What are your thoughts?
