ASBL launch there new project named Legacy or ASBL RTC X Roads in Central Hyderabad, a place which is not known for Gated Communities
Currently known project specifications are:-
Towers - 3
Floors - G+50
Area - Spread across 8.1 acres
Units - 1500 (approx)
Density - 185 flats/acre
Location - RTC X Road
Location & Connectivity
The whole asbl rtc x roads location is quite central, right near where the steel bridge starts towards Nallakunta side.Metro is super close so connectivity wise it seems quite good if you want to travel to other parts of town. My cousin was saying it's close to all the famous theatres and coaching centres there. But honestly, central Hyd is so congested already, so I'm not sure if living in a massive tower there makes sense or if it will feel suffocating.
Pricing & Investment
They are quoting around 1.8 Crores onwards depending on the size, which comes to like 9000 plus per sqft. For a pre-launch thing at asbl rtc cross roads, the entry price looks pretty heavy to me. I keep seeing asbl legacy reviews on real estate threads where people are arguing if it's a good investment or just for self-use. I'm always confused about appreciation in these old areas because resale can be tricky compared to Gachibowli or Kokapet side, plus the EMI will be huge.
Density Analysis
One thing that really worries me about this rtc x roads asbl project is the crowd. They are saying it's almost 185 flats per acre. Isn't that like way too crowded? With 50 floors and so many families packed into 8 acres, I don't know how the lifts or the clubhouse will handle it. Someone on Reddit was saying it feels like a vertical slum concept but with luxury pricing, not sure though maybe I'm overthinking it.
Builder Reputation
I know ASBL has done projects like Spire and Spectra in the west, but when I look at older asbl rtc cross roads hyderabad discussions, people have mixed feelings. Some colleagues at office who know about there past projects were saying there were handover delays of like 5-6 months and some teething issues with lifts and water seepage initially. But then some people say their construction quality is generally okay. So it's hard to tell if they can actually pull off a G+50 tower smoothly.
Traffic & Infrastructure
The traffic at RTC X Roads is already a nightmare everyday, and adding 1500 more cars to that junction sounds scary. They built that new Steel Bridge which helps a bit, but the local infra is so old. Also, some guys living nearby were mentioning that the whole area gets a strong drainage smell from Tank Bund side during the evenings. Between the traffic, water tankers, and pollution, I’m really conflicted if this mega project can survive there without breaking the local infrastructure. What do you guys think?

High rise at RTC X road is interesting because honestly this place is already proper lived-in, people are comfortably staying here and it’s not like some “future area” promise.
But G+50 also feels bit too much for an already packed pocket, like if they push density then it can easily start feeling cramped.
If they plan spacing and basic flow right, it can be a really good upgrade for families who don’t want to move far outskirts for a modern tower.
Slightly positive only, just hoping it doesn’t become that typical big tower with no breathing space kind of thing.
