Which one is better to buy a house among MyHome or Aparna

Ganesh219

I have 2 flats in Aparna and i am looking to invest in future as well, there are some minor problems but i prefer the build quality and timely delivery of Aparna. I don't have much experience about MyHome

VinayVista

What are the most prominant builders in that area?

Ganesh219

Aparna is best

Yashred

I have great experience with Rajpushpa.

Sukeshmhatre

Hello , Acc to most of the sites there are 4 top builders in Aparna, Rajpushpa, MyHome and Prestige and various new builders with good history in other states so if you are thinking of investing i suggest look for individual groups data.

VinayVista

What are the projects of Rajpushpa in Financial District.

Sukeshmhatre

MyHome has various delivery issues.

RpatRes

My friend bought a house in Aparna cyberscape and said company concealed the existence of an operational public graveyard adjacent to the property, which became apparent only after construction was completed. So, I don't trust on there projections anymore

What are the hidden costs involved after buying a property

Treksha89

Maintenance Charges is one of the common hidden cost but other than that there are Move-In charges in some properties which shocked me as i moved from Noida to Hyderabad.

Yamini

What is the reason behind Move in charges?

Treksha89

I tried to ask for the same but they said the Move in often damages walls and lifts of common area so it was that.

Has anyone recently invested in Rajapushpa Provincia in the Financial District, Hyderabad? How is the project in terms of amenities, pricing, and overall value for money? Would you recommend it for end-use or as an investment?

Kyra1010

I have not invested in it but it certainly has great reviews, the only concern has been about pricing. Also the site- work is quite impresive so personally, if you’re okay with the price point, it’s definitely worth considering.

SameerSojourn

I suggest inquiring about Aparna projects in similar area will help you greatly

Yamini

Get involved in the close circles of builders, property dealers to get the best opportunity.

Waseemkhan

But how to find such circles? Also what is the reason behind it?

Yamini

to get the best value you should try to buy a property as early as possible but finding those property is difficult also i am not really into investing but i have heard about it in various podcasts.

What is the current update of Brigade Neopolis? Is it worth buying?

Treksha89

I enquired about it, it is still in it's pre launch phase. I have no idea about on-site progress but it claims its possesion before 2029.

SuryaShelters

Thankyou, Anyone here already booked a unit in Brigade Neopolis? How was your negotiating experience?

Ichita

As someone also looking to invest in the Financial District, I can confidently say that the location itself is a significant advantage.Being an IT hub, it offers excellent connectivity to major offices, schools, hospitals, and the Outer Ring Road (ORR), making it a hotspot for both residential and rental investments. While amenities are a strong point in most projects here, such as gated communities by reputed builders like Rajapushpa Provincia, ASBL Loft and Spectra, and Brigade Gateway, I’ve realized that focusing on pricing and floor plans is crucial to finding the best value. For me, the decision comes down to price per square foot, future appreciation potential, and whether the floor plans align with my needs. Each of these projects has its unique strengths, so visiting them in person can really help in finalizing.

ArpitRes

What is the average price per sft in Financial District?

KumarHabit

As of now, it is around 10K sft+.

ArpitRes

Isn't it too much 3 years back when i searched for investing in same area it was around 6K. What is the reason behind this hike.

KumarHabit

The area has seen a tremendous investment from IT parks like Google office coming to Hyderabad , i think this is the major reason.

SuryaShelters

I think the demand for flats after COVID hiked leading to huge appreciation, not sure about the reason for demand hike.
