Buying a resale flat in My Home Avatar, is it still a good choice?

I’m currently looking at a 3BHK resale apartment in My Home Avatar near Narsingi/Puppalaguda. The complex is about 6 years old now but looks very well maintained from the outside, and the amenities are fully operational. The seller is quoting roughly 9,200 per sqft all-inclusive, which brings the total to a bit over 1.6Cr. For residents living here or investors tracking the Gachibowli extension pocket, how has the society aged? Are there any hidden pain points like water shortages during peak summer or issues with structural maintenance? Given that it's a massive community with thousands of flats, does the clubhouse and common areas feel too overcrowded on evenings and weekends? Trying to weigh if buying an established phase here is better than locking money into a new under-construction project nearby.
