With the intense commercial growth we're seeing like the 111% YoY REIT growth and the 50-70 new GCCs expected to open soon this commercial expansion definitely sets up a solid housing future for West Hyderabad. I know there's some background worry about a 27-month residential inventory overhang and AI job disruptions, but luxury high-rises in Neopolis seem perfectly positioned to target the top executives moving in for these GCCs.

Financially, if you're jumping in at the pre-launch phase, make sure you run a solid Pre-EMI vs. Full EMI financial model. Financing a 50+ floor high-rise over a 4 to 5 year build cycle means your holding costs are going to stack up heavily before you ever see possession.

Has anyone heard anything from their brokers on the expected launch price for this one? And with 1050 units across just 3 towers, do you think the 2.3L sft clubhouse will be enough to balance out the density?
