Evaluating My Home Sayuk Tellapur: 3 BHK Loan & EMI Advice

I am currently reviewing a 2,262 sq. ft. 3 BHK apartment at My Home Sayuk in Tellapur, priced around ₹2.40 Crores, and would appreciate feedback from current buyers or personal finance advisors in this group.



Here is my prospective funding breakdown:


• Upfront Outlay: A 20% down payment equals ₹48.00 Lakhs. Accounting for ~7.5% in registration fees and stamp duty, I need ₹66.00 Lakhs in liquid funds upfront.


• Loan Structure & EMI: Borrowing the remaining ₹1.92 Crores at an assumed interest rate of 8.5% over 20 years results in a monthly EMI of ₹1,66,622/month (~₹1.67 Lakhs/month), with a total interest liability of ₹2.08 Crores over the tenure.


• Project Status: Verified the project registration details on the TS RERA portal (TS RERA No: P01100004593).



For those who have bought in Tellapur or hold home loans of this magnitude, how do you evaluate allocating ~₹1.67L/month towards EMI for My Home Sayuk given Tellapur's rental yield and future infrastructure roadmap? Any advice on loan balance transfers or prepayment strategies would be helpful!
