So, I was just browsing through some real estate updates online and saw that Bangalore-based Sobha Limited has apparently filed preliminary approvals for their second project in Hyderabad. Looks like it’s coming up in Kismatpur, and the rumors are saying it’s going to be a massive high-rise, like 50+ floors or something crazy.
Honestly, I’m a bit conflicted about this whole thing. On one hand, Sobha has a huge reputation in Bangalore for construction quality and all, and their first project here created a lot of buzz. But Kismatpur? I always pictured that side as a quiet, green zone mostly known for luxury villas and peaceful weekend vibes. Bringing a massive high-rise tower there feels like a huge shift for the micro-market. Traffic near the main roads there is already getting messy with all the school buses and narrow stretches, so I wonder how the local infra will handle this.
Then there's the price factor. Local builders in that belt are already quoting crazy numbers, so if a tier-1 brand like Sobha comes in, they’ll probably ask for a massive premium. Is it even worth booking in the pre-launch or initial approval stages nowadays?
What do you guys think? Is Kismatpur actually turning into the next high-density IT hub extension, or are builders just pushing the limits because land is getting scarce elsewhere? Anyone else tracking this?
Broker was telling me yesterday that pre-launch bookings haven't officially started but they are taking expressions of interest or something. He said it’s a good investment because it connects well to the ORR and airport, plus Appa junction is close by. Maybe depends on the project, but appreciation might be slow if the starting price itself is premium.
Bro, 50+ floors in Kismatpur is just overkill. The roads there cannot even handle the current traffic from the schools in the morning, now imagine 800+ more families taking out their cars at 9 AM. I don't see it that way honestly, builders just see a blank plot and want to load it with towers without thinking of ground reality. Water is already an issue there, half the villas rely on tankers anyway.
What will be the pricing? Local builders are asking 8k-9k for basic stuff. If Sobha launches they will easily touch 11k or 12k pre-launch only. It’s getting impossible for salaried people to buy anything decent in West Hyderabad now. Every time a new brand enters, they just reset the benchmark higher and everyone else raises their rates too.
