Handover delays are no longer theoretical in West Hyderabad multiple prominent high-rise developments are facing regulatory enforcement from the Telangana Real Estate Regulatory Authority (TG-RERA).

Here are key examples of delayed projects and the regulatory precedents set by TG-RERA:

• Vasavi Lake City (Hafeezpet): After repeated postponement of the August 2023 handover date, TG-RERA ordered Vasavi Realtors to pay homebuyers 10.8% p.a. delay interest until physical possession is delivered.

• Bhuvanteja Aara (Velimela): Promised for December 2023, the project stood at barely 20% completion by mid-2024. TG-RERA imposed cash penalties and ordered full refunds with 11% interest for impacted allottees.

• Sahiti Infratec (Gundlapochampally/Kollur): Severe construction stalls led TG-RERA to blacklist the builder, recommend criminal prosecution, and direct refund payouts across affected projects.

• 4-Month Blanket Relief: TG-RERA granted a 4-month extension for projects due after Feb 28, 2026, due to material supply chain bottlenecks meaning even active sites could push their target handovers into late 2026 or 2027.
