Is 85L a fair price for a 2BHK in Gachibowli right now?

Hey everyone, been flat hunting for like 3 months now and honestly my head is spinning with the prices in West Hyderabad. Finally found a 2BHK near Biodiversity Junction. The builder is quoting 85L all-inclusive (except registration) for a 1200 sqft unit. It's a standalone building, not a major gated community. Location wise it is super solid for my office commute, but 85L feels a bit steep for a standalone block with just basic parking and a lift. On the other hand, everything in proper gated societies in Gachibowli is touching 1.2Cr+ even for 2BHKs. Anyone bought recently around Biodiversity or Khajaguda area? What are the current ongoing rates for standalone flats? Does 85L sound reasonable or am I getting overcharged here?
