I just came across Prestige's latest proposal filing for their landmark 10.49-acre Knowledge City parcel in Raidurg, and the commercial-heavy strategy is super interesting! Here is my quick breakdown of what Prestige is planning: • Project Mix & Scale: 3 high-rise towers (31–39 floors) totaling 6.5M sq. ft. built-up area. It’s a 70% commercial office campus with just 30% dedicated to residential housing. • Exclusive 152 Units:Stacking only 152 homes across 10.49 acres means these will be massive, ultra-luxury sky suites tailored for C-suite executives working in Knowledge City. • Land Cost & BUA:Purchased at ₹141.5 Cr/acre in Oct '25. Out of the 6.5M sq. ft. total built-up area, 3.7M sq. ft. is above ground, while 43% (~2.8M sq. ft.) is allocated for massive underground parking. • Approval Tracker:Currently at proposal stage with 3 of 6 approvals cleared (Land, EC, Fire in place; AAI, Municipal, RERA pending). What do you think about Prestige putting only 152 residential flats along with commercial building on a ₹1,500+ Cr land parcel? I guess Brigade have also done the same thing with Gateway in Neopolis
Thought I’d drop a quick review since we just completed two years of living here in Bhooja. Overall, the location right in Raidurgam is completely unbeatable, especially with all the tech parks nearby and being so close to the metro station, saves so much time in everyday traffic. The clubhouse is huge and my family uses it almost everyday, plus having the Vijetha supermarket right inside the complex is a massive lifesaver for daily items. But it's not all perfect though. The maintenance charges have been creeping up consistently, right now we are paying almost 4.5 rupees per sqft which really adds up on a large apartment. Also, on weekends the visitor parking layout gets super chaotic near the gates, security takes forever to clear cars. And honestly, for a project that brands itself as ultra-premium, the lifts have been acting up or going under maintenance way more than they should. Anyone else living in the other blocks facing this lift issue or is it just our tower? Curious to know what others think of the management quality lately.
Netflix has just leased about 41,000 square feet at CapitaLand ITPH in HITEC City. This will be their second base in India, following Mumbai. The focus will be on post-production, visual effects, and tech operations. Hyderabad is clearly attracting more GCC and creative tech companies lately, including McDonald's, Qualcomm, and Goldman. However, I wonder if a lease like this actually affects housing demand or rent near HITEC or Financial District, or if it is just noise for now.
Vasavi Skyla in the Kothaguda/HITEC City belt is one of those projects where the location is probably its biggest selling point. But the project timeline is worth checking before looking at the pricing. The project is registered under Telangana RERA as P02400003652, with Vasavi Homes LLP listed as the promoter. The RERA record covers about 6.23 acres, with six proposed building units and 32-floor towers. Public project records list 685 apartments. The interesting part is the possession timeline. Some older property listings still mention possession in 2026. However, the current Telangana RERA record shows a proposed project completion date of 22 March 2028. The individual building records show 22 November 2027 as the proposed completion date. So I would not rely on the earlier August 2026 possession claim. The project is being marketed with large 3 and 4 BHK apartments, with public listings currently showing 3 BHK sizes starting around 2,100 sq ft. Current listed prices also appear higher than the older ₹1.89 crore starting figure, with listings showing roughly ₹2 crore and above for 3 BHK units. These are asking prices, not RERA figures, so the final cost needs to be checked with the current price sheet. The location is definitely a strong point. Skyla is in the Kothaguda/HITEC City area, with access to the HITEC City and Raidurg side of the western IT corridor. But that advantage also comes with the usual traffic and connectivity issues of this part of Hyderabad. So, for me, the bigger question is not whether Skyla has a good location. It does. The question is whether the current price makes sense when compared with other projects around HITEC City, especially when the RERA completion timeline is now pointing to late 2027 or early 2028 rather than the earlier 2026 timeline. Would you still consider Skyla at the current asking prices, or would you look at other projects in the same belt?
Vasavi Skyla is located in hitec city and it is known as the most prime location of hyderabad but i was curious about the location advantages of hitec city vs gachibowli
