My husband and me have been looking at 3BHK options in Rajendra Nagar since last two months, mostly to future proof our living setup. We were checking out projects near the expressway and prices are hovering around ₹8,500 to ₹10,200 per sq ft. With all the news about 111% YoY REIT growth and 50 to 70 new GCCs coming up across the tech belt, commercial expansion looks strong, but then my friend told me residential inventory overhang is still sitting around 27 months across West and South-West Hyderabad. We are torn between taking a pre-EMI scheme on an under-construction project versus stretching our budget for a near-completion flat. Here is what we've been overthinking: Pre-EMI Monthly Outgo: The lower initial monthly payout helps us keep savings intact while construction is going on, but if completion pushes beyond late 2026, holding costs will start stacking up. Commute & Infra to Work: The PVNR expressway access to Gachibowli and Financial District looks fast on Sunday mornings, but we aren't sure how bad peak traffic gets during regular shift hours. Resale & Rental Yields:Gross yields in the belt seem to sit around 3.2% to 3.7%, which won't fully cover our EMI if we ever decide to rent it out down the line. Is anyone else comparing pre-EMI options in Rajendra Nagar right now? Would love to know how other couples are managing the trade-off between construction timelines and monthly EMI budgets?
DSR Hyven in Premavathipet, Rajendra Nagar has officially secured its TG-RERA approval, marking a major ultra-luxury high-rise entry in South-West Hyderabad’s airport corridor. Spanning 2 towers rising 40 residential floors over 5 podium parking decks and 2 basements (47 structural levels), the project delivers 476 large-format residences alongside a 7-floor (G+6) standalone clubhouse. The unit distribution heavily prioritizes ultra-spacious configurations: • 2 BHK (6 Units): 1,970 sq. ft. • 3 BHK (114 Units): 3,032 sq. ft. • 4 BHK (356 Units): 3,332 sq. ft., 3,558 sq. ft., & 3,999 sq. ft. options With nearly 75% of the inventory dedicated to massive 4 BHK layouts and direct access to ORR Exit 17, how do you see DSR Hyven positioning itself against other high-end developments in the Rajendra Nagar/Budwel belt? Do you think this large-format luxury focus will draw buyers away from Kokapet and Financial District, or is the ticket price heavy for this micro-market? What are your thoughts on the project, layouts, and pricing?

During the recent government e-auction, nearly 100 acres of prime land in Budvel was acquired by some of the biggest real estate developers. One of the largest buyers was My Home Constructions, a developer known for creating large lifestyle communities across Hyderabad. Plot Number 04, which spans around 14.3 acres and is expected to feature a high-rise residential development with approximately 6 towers rising up to around 42 floors and around 2,034 flats. What makes this location even more interesting is that the project sits right next to Plot Number 05, where Prestige Group has already launched Prestige Spring Heights. With developers like My Home and Prestige entering this corridor, Budvel is quickly emerging as one of the next real estate growth zones in Hyderabad. My Home has apparently filed for HMDA for a 14 acre project in budwel. They already own a large land bank of 42 acres or so in the area, so I'm assuming this will be a part of a bigger township, like rajapushpa has in lifestyle city. Are there any details yet if the eoi's have started, what price, sizes, etc, and would it be a good idea to think about this project if I'm looking purely for investment. Also, does budvel being referred to as mini neopolis actually makes sense?
So I’ve been considering investing in new launch by Ramky in Gaganpahad (Rajendra Nagar) called The Eminent. On paper it looks quite promising : low-density (something like 90-93 flats per acre), big 3 & 4 BHK units (smallest is still 2,290 sqft), a 50,000 sqft clubhouse, 1-acre “tropical forest,” 29-30 floors, and 80% of open space. Price floating around ₹6,800-₹7,200 psft right now for early birds, which means you’re easily in ₹1.7-₹2.2 Cr territory for a 3BHK. But while searching for the project I met with some user concerns so wanted to clear them before going forward with it: 1.Pollution: There are factories right behind the site. People say they can literally see smoke plumes. When I visited the site it has rained just few hours ago so couldn't see much smoke but is it true? Also how is the water of the area? 2.Multiple projects with same timeline: There are projects by Jain, Ramky, and Godrej lined up, but all feeding into one narrow service road. No clue if anyone’s actually going to widen it. this was a concern of of the user from x which is quite valid since they are promoting ramky as a project accessible from 3 roads. 3.There Odyssey and Astra projects are moving at snail’s pace, so a promised 2029 possession makes me a little unsure. 4. The area still feels underdeveloped no proper shops, hospitals, or even Swiggy/Zomato coverage yet. Only undergoing project is Mall by Aparna. Still the price they are quoting is 1.8 cr which seems high to be comparing with social infra present. Would really appreciate if anyone who has already invested in the projects or projects nearby could clear these. I am mentioning the project specs below: The Eminent by Ramky Rera No - P02400009908(just recieved one week back) 4 Towers, G + 29 Floors Land area: 8 acres Expected Possession Date: 31 March 2029
Godrej Properties just had a press release about their entry in the Hyderabad real estate market. They've acquired 12.5 acres of land in Rajendra Nagar. The news article states 4 million sft of saleale area and around 3500 cr revenue for godrej. Now major developers from mumbai are entering the hyd market. Can it be a good next investment location after FD and Gachibowli are geting saturated? Prestige city in rajendra nagar hyderabad is a project in 64 acres. Prestige Park Grove in Bangalore is 80 acres. Prestige City Sarjapur, in east Bangaloer is 180 acres township. How is prestige planning to move further with such huge land parcels? Also, where does these townships stand as a product when compared to apartment and villa gated communities?
