Common questions
EOI stands for Expression of Interest. It lets you lock in early, pre-launch pricing on a project before it officially hits the market — usually against a refundable-ish token deposit paid directly to the builder. Pricing is lower, but the project (and sometimes the RERA approval) is still in progress, so the risk is higher too.
No. Browsing listings and reading public verdict labels is free. A free forum login unlocks the numeric score and full breakdown. The EOI deposit itself goes directly to the builder, not us — we don’t collect, hold, or touch that money at any point.
We score four inputs — builder track record, pricing vs returns, locality price trend, and RERA timeline — each on a 0–100 scale, then combine them with fixed weights (builder 30%, pricing 30%, locality 25%, RERA 15%). 75+ is Good, 55–74 is Fair, below 55 is Bad. The formula is the same for every project — no listing can pay for a better score.
On each project detail page, the verdict label (Good / Fair / Bad) and a one-line summary are public. The numeric score, four-factor breakdown, pricing rows, and builder track record are gated behind a free forum login — so vote and view data stay tied to real accounts instead of bots. Listing cards stay fully gated until you open a project.
No. Each verified email gets exactly one vote per project. This keeps the "buyer sentiment" poll clean and trustworthy instead of skewed by repeat voting.
You get added to a project-specific group chat with other verified buyers tracking the same EOI. It’s where people compare notes, ask questions, and coordinate — separate from our regular owners’ groups, which are for people who’ve already bought into a project.
No. Joining an EOI group on RealtyForum360 only connects you with other interested buyers — it doesn’t reserve a unit or send any money anywhere. Actually placing an EOI and paying the token deposit happens directly with the builder or their sales team.
It’s a fixed, published formula applied the same way to every project (see the scoring question above), not a subjective call. We don’t take payment from builders to list a project or influence its score.
Whenever the underlying inputs change in a way that matters — RERA status updates, a meaningful price move, or new information on the builder’s delivery track record. It’s not a live number that moves on its own.
