Under-construction vs ready-to-move in Narsingi — what's the real savings?

Wife and I are looking for a 2BHK around Narsingi area. Visited few projects last weekend. The under construction ones are quoting around 9000 per sqft and saying possession by 2028, but then there is GST and all that extra charges. Ready to move flats in the same belt or nearby gated communities are asking like 10500 or 11000 base price but we can move in immediately and save on our current 35k rent in Kondapur. When I calculate the pre-EMIs plus paying rent for next two years, that 15% savings on under construction seems to completely disappear. Plus you never know if they will actually deliver on time, heard so many stories about possession getting delayed by a year or more. For anyone who bought under construction in Narsingi recently, did you actually end up saving anything at the end or is it better to just buy a resale/ready flat and avoid the headache? What would you do?

If I were you, I would calculate the tax benefits too. You can claim home loan interest deduction under Section 24 only after possession. For under-construction, that benefit is deferred.

@Sharadkekl89 Great point. You lose out on immediate tax deductions for 2 full years while still funding the builder's project.

@Sharadkekl89 You can claim pre-construction interest in 5 equal installments post-possession, but immediate relief is always better.

Go for ready-to-move. Narsingi has severe traffic bottlenecks near the ORR junction during peak hours. If you buy ready, you can dry run your commute right now before buying.

@Gowthammathur The commute from Narsingi to Kondapur/Financial District is getting worse. Testing it live is a huge advantage.

@Gowthammathur Exactly. Don't buy promises on a brochure. If your budget permits 10.5k, secure the ready asset immediately.

Narsingi is heavily built up now. The advantage of under-construction used to be catching the appreciation early, but at 9k per sqft, the future appreciation is already priced in for the next few years.

@Deepakprop21 Well said. At 9k base, it's not a launch price anymore. You are paying mature area rates for an incomplete project.

@Deepakprop21 Agree, you can easily find decent resale flats in older gated communities near Narsingi for 9.5k to 10k ready to occupy.

@Deepakprop21 Resale flats also let you inspect the actual construction quality, water supply, and society maintenance before locking in your money.

One minor advantage of under-construction is flexibility in payments and getting to choose your floor or vastu compliance. Ready units usually have limited inventory left.

@Realtyprop True, you get stuck with leftover inventory like lower floors or bad views in ready gated communities.

@Realtyprop If you look at the resale market instead of the builder's ready inventory, you can find great vastu-compliant options.

You hit the nail on the head. The financial gap between under-construction and ready-to-move has shrunk heavily. When you add 5% GST on under-construction plus the 35k monthly rent you pay for 24 months, the math heavily favors ready-to-move.

@Vijayraj91 Exactly. People don't account for the double financial burden of paying rent and pre-EMIs simultaneously. It kills the discount.

@Vijayraj91 True, but if the developer offers a no-pre-EMI scheme or a rental subvention, under-construction might still make sense.

@Vijayraj91 Subvention schemes are often just loaded into the base price anyway. Ready-to-move gives total peace of mind.

Another factor is the risk of delay. Even with RERA, developers in Narsingi routinely take a 6 to 12-month grace period. That means an extra 4-5 Lakhs out of your pocket just in rent.

@Kiran_vamshi Yes, and ready flats don't have GST, which instantly saves you around 4.5 Lakhs on a 90 Lakh base price flat.

@Kiran_vamshi But ready-to-move requires full downpayment or immediate full EMI start. You need higher upfront cash flow.

@Kiran_vamshi If you are currently renting for 35k, your full EMI will just replace the rent. Capital layout is the only constraint.
