Hyderabad’s inventory overhang has stretched to 27 months, well above the national average of 19 months, as developers continue launching new projects while end-buyers take a breath. Much of this caution stems from macro uncertainties: IT professionals are navigating concerns around AI displacement, job security, and global conflict tensions, leading many to rent temporarily rather than commit to large mortgages right now.
However, the underlying commercial engine paints an incredibly strong picture for the city's future. A separate report in Hindustan Times reveals that Hyderabad now boasts the 2nd highest REIT penetration in India at 20% of operational office stock (behind Bengaluru’s 27%).
