Honestly who actually reads that entire builder buyer agreement line by line anyway? I tried looking at a draft last week for some new project near Narsingi and my head was spinning by the third page... all that legal wording just repeats the same thing ten times and it's so confusing.
But then a colleague at work was telling me his friend got totally stuck because the builder changed the whole floor plan layout at the last minute or something, so now I'm just paranoid. I was thinking about a few things we should probably watch out for before signing that massive pile of papers, not that I'm any expert or anything. Just what I noticed.
The Area Calculations
Like the area calculations are so weird. They show you these glossy brochures with big numbers, but then when you ask about the actual carpet area—the actual space where you put your TV and walk around—it feels way smaller. My cousin almost booked a 3BHK but then realized the balconies and thick walls take up half the space they advertise.
The Hidden Fees
Then there's the extra costs. The broker quotes one price, say 80 lakhs, but during the property registration process suddenly GST, car parking, electrical meters, and two years advance society maintenance charges gets added out of nowhere. It completely messes up the bank home loan interest rates math and EMI calculations.
Broker Promises vs Reality
Also those verbal promises about amenities are just wild. "Sir, clubhouse will have international gym and Olympic pool." If it's not in the actual written contract, it basically doesn't exist right? Saw some comments online that a society in Miyapur has been waiting for their clubhouse for three years, right now it's just an empty plot with cows grazing next to the luxury towers. I thought real estate rera projects were supposed to fix this, but not sure how much it actually helps if the builder keeps delaying.
One-Sided Penalties
And the cancellation terms seem totally one-sided. If we delay a payment by even one week they want 18% interest, but if they delay possession by two years they offer some tiny compensation like 5 rupees per square foot. I asked the sales guy if we could change that clause and he just laughed, said it's a standard corporate format and nobody changes it. Maybe I should have done proper property document verification before paying the booking amount, now I'm feeling stuck.
Prices in Hyderabad are looking absolutely crazy lately anyway. Everywhere you drive there are massive hoardings for new pre-launches, but half the connecting roads are still broken and covered in dust. Not sure if I'm worrying too much or if everyone just signs these things blindly and hopes for the best? Anyone else seeing this?
