Myhome Akrida: Setting New Benchmarks in Hyderabad Real Estate with Unmatched Vision and Trust.:

Well Myhome Akrida is making all the buzz around the city with news coming in having 1500+ bookings done in just one day of Launch, which is a new benchmark for the Hyderabad Real Estate Market. This when the market sentiment is not good for real estate in Hyderabad after the Andhra elections.

Surely the city knows how to comeback with a swing, whether its Biryani or real estate.

Let’s see some of the highlights for Myhome Akrida:

The major selling point for project is Location, although Far from the IT hub which is Gachibowli and financial district My home is able to pull this off because of the Integrated township which is the Technocity where the entire social infrastructure will be built, from Hospital, Schools, Malls and F&B spaces. Myhome having other projects like Sayuk, Avali, Vipina, and tridasa in the neighbourhood, is creating good confidence in buyers to invest in the new project.

The density in all new My Home apartments is extremely high. This society spans 24 acres with over 3,700 flats, but according to government rules in other states, except Telangana, it shouldn’t exceed 2,000 flats. This seems like builder greed, taking advantage of buyers who are unaware of these regulations.Ask these important questions:1. What about drinking water?2. What’s the situation with regular water supply?3. Are existing communities facing water shortages or paying higher maintenance costs due to water issues? Please check.4. Is it really your home, or just on paper?Additionally, existing societies like Mangala and Vihanga have issues with their STPs (Sewage Treatment Plants). The areas near the STPs have a constant drainage smell, and the water from the STP used for flushing creates even more odor in the washrooms.

Is EV charging available in the parking area? Additionally, are there separate water and power meters for each flat?

MyHome Sayuk was launched two years ago at Rs. 6,750 per square foot, while the newly introduced Akrida project is priced at Rs. 7,200 per square foot. In comparison, Aparna Constructions has launched Aparna Newlands, a nearby project that isn’t even on the main road, at Rs. 8,250 per square foot, reflecting their confidence in the quality they offer. Despite MyHome’s prime location on the main road, they’ve set their price at Rs. 7,200 per square foot, likely due to the high density of the project. They could have chosen to reduce the number of flats, but instead, they’re providing only 5+2 lifts. In contrast, ASBL Loft, with 46 floors, offers 8+2 lifts for the same 8 units per floor. This raises concerns about how long residents might have to wait for a lift during peak hours. MyHome should consider adopting the best practices from their competitors to enhance quality.
