Any details on Rajapushpa Sierra?

Just heard saw some discussions in a WhatsApp group about a new project from Rajapushpa called Sierra, supposedly behind Rajapushpa Imperia in Tellapur. What caught my attention?One guy claimed he has an OTP ₹6,000 per sq. ft for 2350sft unit. Also not sure what is the CLP price.


For context, Rajapushpa’s launches usually start from ₹7,500+ per sft. So either this is a typo or a something is not going right with Rajapushpa. But if true.

1. Location: Behind Rajapushpa Imperia, Tellapur area

2. Price: 6,000/sft OTP

3. Size: 50 floors (G+49), 9 towers, 8 flats per floor

4. Land parcel: 21 acres

5. Total units: 3000+

6. Density: ~170 flats/acre

7. No RERA yet

8. Completion timeline: December 2029 (claimed)

Hi everyone, i'm also looking to buy in sierra but getting constant feedback about location not being very good for investment due to oversupply and water and sewage issues. Looking for reliable feedback from #Rajapushpa Sierra owners about this because a lot of units are being reported sold.

Read it on reddit Rajapushpa didn’t buy the land they are building Sierra in else they are giving a few units to the landlords which are pricing nearly 6250 per sq.ft. through OTP so you can check them out

Otherwise builders prices for 2BHKs are 94L

And for 3BHKs are 1.22Cr.

Look at the similar properties from myhome and aparna. When you pay a premium then you expect delivery as compared to others also in the same timeframe. Imperia progress is going on very slow, it is taking 2-3 months to complete one floor structure. Look at myhome properties

Yes I agree to it but it all depends on the customer if they wish to buy or not considering the price, possession time! I’m here to help the buyer to buy the property and pressurise them in any way. Kindly understand the difference between the two

But came to know about it from some sources new completion date is expected to be Aug 2030 instead of December 2029 as claimed

8000 per/sft as base price for loan mode, otp is around 6000 per sft but they are saying price will increase after launch

Do you have the brochure of the project or it is not yet publically available I am thinking of buying through OTP as it is comparatively very low in price based on the area, also anything I need to know before investing

This project seems very crowded. 3500+ units on just 21 acres? thats like 5000+ cars and 2-wheelers. would the road infra be able to handle this sort of volume?

yeah and when there are that many similar units, resale also gets tricky later. too much supply at once means many people end up trying to sell the same type of flat around the same time

When we made our reservation in Rajapushpa Province in 2022, the starting price was already 7.8k/sft. Thus, 6k appears dubious. Is this an agreement with an investor group, or is it just CLP without any amenities?
