Any details on Rajapushpa Sierra?:

Just heard saw some discussions in a WhatsApp group about a new project from Rajapushpa called Sierra, supposedly behind Rajapushpa Imperia in Tellapur. What caught my attention?One guy claimed he has an OTP ₹6,000 per sq. ft for 2350sft unit. Also not sure what is the CLP price.


For context, Rajapushpa’s launches usually start from ₹7,500+ per sft. So either this is a typo or a something is not going right with Rajapushpa. But if true.

1. Location: Behind Rajapushpa Imperia, Tellapur area

2. Price: 6,000/sft OTP

3. Size: 50 floors (G+49), 9 towers, 8 flats per floor

4. Land parcel: 21 acres

5. Total units: 3000+

6. Density: ~170 flats/acre

7. No RERA yet

8. Completion timeline: December 2029 (claimed)

This project seems very crowded. 3500+ units on just 21 acres? thats like 5000+ cars and 2-wheelers. would the road infra be able to handle this sort of volume?

yeah and when there are that many similar units, resale also gets tricky later. too much supply at once means many people end up trying to sell the same type of flat around the same time

When we made our reservation in Rajapushpa Province in 2022, the starting price was already 7.8k/sft. Thus, 6k appears dubious. Is this an agreement with an investor group, or is it just CLP without any amenities?

I am going for 1665 sft unit but the car;et area is only 71% should I move forward with it or check for other options

Do you any official message regarding it? I also heard about this and people are saying these are official sales by Rajapushpa but I have not got any such messages, also visited sales office of rajapushpa for imperia recently and asked if there are more upcoming projects in same timeline but noone stated about Sierra
