Need Clarity on Lansum Encanto- legal status, construction update, builder review:

I’m looking at Lansum Encanto in Puppalaguda and went through their brochure, RERA listing, and even checked a few legal permissions. While most things seemed okay, I did come across a few things that left me with some doubts:

1. Unpaid Penalties on TGBpass

When I searched the project on TGbpass, I noticed some penalties listed, but there was no clarity on what exactly they were for. I’m not sure how serious these are(i have attached the photo) or if they’re routine delays or something more. Has anyone looked into this or got a clarification from the builder?

2. Parking Confusion

The brochure says it’s a podium-style layout and claims vehicle-free zones with direct ramp access to basement parking. But on the RERA site, most of the space is marked as open parking. This is confusing-has anyone actually confirmed how the parking is being planned? do they provide EV charging points?

3. Infra-related concerns

Another thing I noticed-on RERA, the section about storm water drain is marked as no.also noticed few more infra-related items marked "no" -not sure if those are genuine gaps or just filing errors. Either way, I’d be more comfortable if someone who's done a deeper legal check could confirm.

To be fair, the layout and amenities look quite attractive. The location is great obviously.

I’m open to feedback from anyone who has done site visits or compared this with other projects nearby. I’d also appreciate suggestions for other projects in this price and location bracket that are more transparent or straightforward in terms of infra and compliance.
