SSI Fortune Grande in Kokapet/Neopolis:

Recently, I visited the sales office of SSI fortune grand they were quoting ₹ 8800 per sft.. price, I am looking for a flat in Tower D as it has lake view, I think price is quite ok for Neopolis but it is on complete edge should I go with this project or consider Cascades Neopolis although price is higher

Any idea when is it RERA coming or the reason of the delay, I talked with the sales team 2 months ago and they said rera will come till july end. Now, its august and they are saying the same thing again and again that it will come anytime soon. I have given EOI for the project but now I am thinking of backing out of it.

People are saying the rera won't be coming in sep as well, I understand your dilemma as the price was very good for EOI but the best choice currently will be backing out of it, it is hard for them to get rera due to nala issue.

No I am looking for end use but can wait for 5 years max as currently I own another flat in financial district but I was hoping to put it on rent as the rental demand here is good and buy a flat for myself

when entire neopolis is selling at 10k+ base, why these guys selling at 8400? tht was price quoted 3 months ago! because its not part of neopolis, builder do not own the land (development). where as true neopolis lands sold by govt at 100cr per acre and builder owns the land. at ssi u need to fight with land lard sales at later time.

Completely agree, although I feel 10k is not justified for Neopolis the land hoarding done by big builders is what leading to over priced housing, and this 100 cr cost was another builder tactic to increase price of nearby land by showing high demand and look how it worked out, even though Neopoils has potential but 100cr is just sick.

1. its not part of neopolis, but its next to, but very slope (risks for flooding)

2. u drive everyday via slum and u will be actually living in slum. know ur neighbors.

There has been rehabilitation plans for the slum people according to the people who have bought but honestly I don't think it will be that easy

Exactly not at all luxury, no road infra yet, slum beside it and I don't think it is easy to migrate a community living for so long in the area I don't expect the situation to change in near future. Go for Cascades and if you have budget constraint there are various under construction projects in Osman nagar at similar pricing don't go for hype. If you are looking for end use choose a house with best locality

Both projects are good, location wise and design wise if you keep respective price in mind, check your budget and then choose, there are always additional costs when you buy a property don't sail on the border line.
