I am not sure about Provincia. But I would like to clarify few things about Pristinia.

I have booked a flat in December. I have followed it since launch in April of 2023

The initial price of Pristinia was never 8999.

Launch OTP price was 6300 for 1 week after which it was closed. Following this CLP price was 7400-7700 which has been gradually increasing like any other

project to the current price it 8200-8400 base price + 850 for amenities.

They were reducing 100-150 on base price since launch and now getting that has become difficult .

After booking, I tried to book a bigger size flat 3000 sq.ft in the premium tower A, and there was no availability below 36th floor which I didn’t prefer. I didn’t prefer landlords units.

Rajapushpa has been posting youtube videos of Monthy updates of the project which is going as per

the milestones we were provided.


I am not trying to convince you about Rajapushpa or their financial situation.

I just wanted to share what I am seeing firsthand an so far I have not seen any red flags.

Moreover I am a member of Telegram group of owners

of Pristinia. That group has members from Rajapushpa

Atria and Regalia who again invested in Rajapusha Project as they were happy with the builder.

So Rajapushpa is coming up with a new Project again, that too in the luxury segment, I already have doubts about these ultra-luxury projects in this price segment and development about "NEOPOLIS", here are my concerns and I would like someone to put some answers around it as well.

here it goes: Rajapushpa Developers are selling their current projects Provincia and Pristania at 7499 & 7799 respectively when they were initially priced around 8999, so what's the hurry to sell out at such a huge discount when competitors like ASBL are not negotiating for the new launches for even one rupee, does this have something to do with the IT notice they received a few months ago? I mean if they can earn 1000-1200rs per sft more then that's a huge loss they are taking in, the simple rule of real estate is to "buy and wait" and not "wait and buy" so if they can earn >1000 bucks per sft on there current projects by just waiting for a few months then I don't see a need for a such an esteemed builder to make such huge price cuts, also all the messages that I have been receiving from the CP's and their sales team specifically mention "CONSTRUCTION IN FULL SWING" and the handover dates are moved for phase 1 to March 2025 and I don't think that is realistic.

anyways they will have to pay a fine if the agreement date crosses the T+6 months mark and when I visited their sites on November 23, there were many more construction workers at that time than now, plus on these new ULTRA LUXURY projects, I don't see much construction happening during the night, earlier they used to work in multiple shifts 24*7 makes me wonder what the reason is.

I am just dicey because real estate is not a white-collar business. Now, coming to the other point, what is the deal with NEOPOLIS, I live in "MY HOME BHOOJA" right now and go for late-night drives with my wife towards Neopolis, I see at least 15-20 projects coming up in Neopolis with >1000 units that means 15k-20k families will be living here in the next 10 years, are the modes of communication well enough to handle this kind of traffic, are the roads wide enough to get a footfall of more than 8,000 vehicles from 8 A.M. to 11 A.M. if not what are the plans for the government to do so, if anyone can enlighten me with insights that I am not aware of here, it would be of great help.

I would like to add on here, what is the target audience here for these builders, these flats will start from 7.2Cr and will go up to 9.8cr and I don't think, these prices are all-inclusive, even if anyone will be going through OTP then also these prices will start from 5.2Cr-7.1Cr, who is going to buy here and who is the Rajapushpa going to sell and how fast will these flats go away. Resale would be very difficult, I guess that is why Rajapushpa is going for OTP, prices will not rise at a very steep rate, also the renting out would be very difficult too, so investors won't even look at these flats, is that what these builders want or are these apartments just to set a standard for the builders.

Even I am looking for the answers, I don't know much about Rajapushpa selling out fast but this seems like something I would be careful of as a buyer as I have seen a lot of big names falling after such mishappenings, if you know, you know.

Rajapushpa is one of the oldest builders in Hyderabad, they have huge ancestral land parcels, they would be harder to sell for obvious reasons but I don't think they are on a cash crunch.

Can you clarify more about Neoplis, this was a project for the previous government and as it happens in Indian politics, the new government will discard the previous projects instead of completing them or taking them to different heights.

Neopolis will be stagnant unless and companies start coming in nearby areas to set foot over there, any piece of land can never be just residential, it has to some points of commercial as well to flourish and bring in more people, east hyderabad is an example for the same.

Also a point correctly raised over here is that Neopolis does not have the infrastructure to support such developments right away, unless the government steps in and makes some major changes over there, it will the next ultra luxury Kokapet and nothing more than that.

I cannot argue over neopolis as I have the same POV, the land prices had gone up to 100cr per acre and that is too much, I guess that is one of the reasons these builders have formed a nexus and are raising money from projects ranging from 1.5cr-2.5 cr and then accumulating it for these ultra-luxury projects that will set the tone for them and would be a benchmark for others, coming back to Rajapushpa, Rajapushpa has already handed over 8 different projects as mentioned on their website and have 7 new upcoming projects, so I will trust any builder who already has delivered these many projects and have some in the pipeline, the numbers just don't add up for them to have a cash crunch, they have sold out after giving in discounts.

First of all they have handed over one less of what you are saying that is 7 projects. The numbers don't add up for me as well, let's talk number now, out of the 7 projects you have mentioned 3 are villas that is 37.5%, 1 is a stand alone building with G+6 floors that is 12.5%, another is two towers with G+12 floors and the remaining two are 10 towers with G+19 floors and 3 towers with 19 floors, so what kind of numbers are talking we talking about.
