Let's delve into the discussion about the upcoming project 'My Home Vanya' situated in "C859+HJ9, Vattinagulapally", spanning over 17.52 acres. My Home is introducing 1289 flats ranging from 4365 to 8640 square feet, exclusively 4 BHKs, distributed across 7 Towers. Among these, one Tower stands G+49, while the rest are G+54. The Clubhouse is set to cover approximately 1,20,000 square feet. My Home initiated an Expression of Interest (EOI) on 10th February, catering to existing customers and contacts. Regarding the pricing, Nishada launched @9,600, but early customers were offered @9,450. Rumours suggest that Rajapushpa is gearing up for their premium residential project (Rajapushpa Presidential?) in Plot No - 2 (adjacent to Nishada) by May/June - 2023, with anticipated flat sizes ranging between 4K-6K square feet, accompanied by premium pricing. As of now, three residential projects are in the pipeline in Kokapet-Neopolis. While Prestige Neopolis appears to be more affordable compared to My Home and Rajapushpa, the latter is yet to make an official announcement. Considering an investment or residential purpose in the Neopolis area within a budget of approximately 2CR, Prestige seems to be the sole option. However, there's speculation on the emergence of more projects in the Neopolis area offering flats within that price range shortly. I recently explored the EOI with Prestige last week, although our booking decision is pending. It's evident that Kokapet is poised to become the next big thing in West Hyderabad, and Neopolis holds a significant position within the Kokapet area.
