As this project is coming up in Neopolis, it would be an ultra-luxury high-rise project that starts from 4365 to 8640 sqft, the expected launch price would also be >10,000INR/sqft, with a land parcel of 17.5 acres and a total number of families would be 1289.

Now I am in a dilemma to consider a Villa that would be 10-20 km away from the city or buy here as this is an upcoming prime location in Hyderabad now. I am not looking it as an investment but to stay & enjoy in a big space, with provisions for a bigger kitchen, a separate for my parents and an extra guest room with a space for my office, My home has already made an uber luxury project My Home Bhhoja and the floor plans seem to be very spacious and are somewhat similar to My Home Bhooja, this is similar to Bhooja and to my current knowledge, furnished 4BHKs flats in Bhooja have rents of more than 3.5L, I am considering the rent in case I don't live there.

I can afford this place as it just launching, I already own a few flats in Ahmedabad and have no mortgage on them, to afford this I would need a loan of 2.2 Cr, my income is >1.1cr per year, so affording this is a no-brainer. I consider myself in a good financial position due to my high-paying job + side business.

The bigger concern is community living, as the prices will start from 4.5cr, and can go up to 5.2cr inclusive of everything, the community there would be from the ultra rich segment and the kind of social atmosphere this segment will bring in for the society plus villas don't have such big of a community living thing happening inside the society. Please share your honest perspective and help in a healthy discussion on this thread.

Let's put this side by side and take it point by point for living in a gated high-rise society vs in a gated villa community, so the first POV is children if you are investing in a high-rise, they would have an ample amount of open space to play and choose their friends from a bigger pool of kids, the children will have time to grow up with the set of those kids and kids learn from what they see, so their friends become a big part in the initial few years, the villa community will also good enough of open space but the pool to choose from would be smaller, this set of friends would be there second learning group, first obviously being family.

Next is the list of amenities in each place, amenities are to make our lives easier, so you will need to pick very carefully initially what you will require in the upcoming years and then what you need right now, then comes in what you need for your family, how accessible are the schools, hospitals, supermarkets and that is all, you need to keep the selection as simple as possible, if you include a lot of variables, your results will variate from small changes.

First of all apartments in Grava will go up to 7 cr and anyone who buys a place in such communities does not classify as ultra, I will put them in the rich category. Even in ultra-rich communities, some middle-class people manage to take the place with their life savings and loan to the rich culture they have been dreaming of all their lives. Ultra-rich people will buy with OTP from the cash they already have, which will hardly leave a dent in their pockets. West Hyderabad now has a different type of culture compared to the real Hyderabad, I would prefer to buy a place in central Hyderabad, Begumpet, etc. Last but not least, 40% of the flats may stay vacant for at least 10 years from now.

These arguments are flawed, there are so many well-known locations in Hyderabad where building an individual home as per your taste is possible at a similar or cheaper overall budget, and you will also reap the benefits of land ownership even if the building depreciates in time, people choose gated communities for automatic maintenance, security, density and amenities which will help the younger families with young kids to grow in a good atmosphere. You can simply go downstairs to take a walk in the greenery, you may find similar families to you. The resale is also decent, maybe these things are important to one specific category of families but given the current culture in Hyderabad, these rising societies are here to stay.

Our surroundings make a lot of difference in our behaviour, consider these big universities like IITs, IIMs and Ivy League universities, they become great by bringing in students of the same calibre together all through. You can get good plots in Hyderabad for 4500 sqft you will be paying not more than 4 Cr and suited to your taste, people buy in gated societies to reduce the hassle of building something of their own and the scarcity of affordable land in prime locations to get something directly in their hand, people pay >5cr for apartment add GST, Income Tax, Amenities and welfare plus floor rise. They get 65% carpet area for most of these places. These "high-rise societies" are all a big lie and are people who buy into these places are people who cannot bear others, these guys eat organic foods by paying premiums from the market and call the food coming in from villages "DIRTY" complaints about pollution but don't have the guts to do something on their own, they are far away from the reality and these big companies are taking advantage of that.

How many projects does My Home and Rajapushpa have in Neopolis?

My home 99 and another new project is there. Prestige Clairemont is there. Sattva lakeriidge is there. Don't know about Rajapushpa, they sure must be holding a lot of land there.

A lot of these companies are investing so much in Neopolis but all of them are residential projects, I don't see the location turning around without any commercial projects coming up, also there is no infrastructure to support these many projects in the area, the roads are still very narrow.

Each of these projects is more than 40 floors which means 1000+ flats that translate into 2000+ people which would translate to 300-500 vehicles daily for just one society, in the longer term view this would be another Kokapet.

My home is coming up with a big commercial space in neopolis. They have a big commerical land parcel there in kokapet. Also grava is a new residential gated community project, luxury project in the likes of My Home Bhooja.

Can anyone here with previous experience with Bhooja let us know their thoughts on Grava. Bhooja stands as that iconic project of hyderabad right, where do you see this title shifting in the coming times?
