Looking at Rajapushpa Skyra for End-Use - Require Feedback:

We’ve been actively looking for a long-term home and Rajapushpa Skyra came up in our shortlisting, mostly because of its location right next to the ORR trumpet junction and Rajapushpa’s overall brand reliability. Visited the area recently and have been going through forums, RERA, etc. Thought I’d put down what I’ve found so far


1. Project is on Plot No. 7 in Neopolis Phase 2, directly beside Movie Towers and fairly close to the ORR slip road. Location-wise it looks strong for commute access, especially if you work around Financial District or Gachibowli. But what about traffic with so many residential project coming nearby?


2. Towers 1 and 3 seem to have 4 flats per floor (corner layout) while Tower 2 has 6 flats per floor. There are ~700 units in total across 3 towers on 6.55 acres, which seems okay density-wise compared to some other launches nearby(big relief).


3. Pricing for 3BHK being ~₹4Cr(extreme), but Neopolis is being pitched as “premium” by all builders so maybe that’s the going rate now.(is it?)


4. UDS (undivided land share) approx 48 sq. yds even for a 3000+ sq.ft flat. Not sure how common this is, but it feels quite low compared to what I’ve seen in Tellapur and Nallagandla where you get 60-70+ sq. yds in similar segments.


5. One thing I noticed on the RERA site: even though it is promoted as 3 and 4 BHKs only, Towers A and C have a few 2 BHK units listed on Rera (i have attached the ss). Curious if those are for internal staff, resale margin units, or will be openly sold. No big issue either way, but would be good to understand who the neighbours might be.


6. Immediate surroundings- Plot 6 and Plot 8 are also residential. North and west sides have roads. So tye view is definetly going to be crowded should i go for side plots? (will it impact resale?)


7. There’s not much visible commercial development in the area anyone has any data on upcoming SEZ nearby.



Builder-wise, Rajapushpa has delivered multiple projects in West Hyd, so I’m a bit more confident here compared to newer players. But would still like to hear if anyone’s had specific handover or post-sale experiences with them.


Overall, we liked the project layout and connectivity, and if we do go ahead, it would be for end-use after handover (2028–30). But at this price point, we want to be a bit more sure about resale strength, liveability, and overall positioning vs. upcoming projects in neighboring plots.


Anyone else considering Skyra or already booked? Would love to know what tipped you towards or away from it.
